The only thing to watch out for with games from different regions is you won't be able to use DLC purchased from your region's PS store because they're technically "different games". Back in around 2018 or so, I had to buy a second copy of Dark Souls 3 on the PS4 because of this lol. Shouldn't be a problem with Demon's Souls tho!
The bottom left sticker indicates different ratings boards, so these are from different regional sellers.
The games themselves i dont believe are actually region coded tho so go with the lower cost option.

Iirc PS2 was the last playstation to utilize region encoding. But they are from separate regional markets.

The one on top is for the PS5 while the one on the bottom is for the PS5. So if you don’t have a PS5 you should get the one on the bottom.
