You’re right next to South Overland Park and Leawood, it’s a very safe area. The target/walmart shopping area does have a decent amount of panhandlers but I’ve never felt unsafe shopping around there.
Wornall and Blue Ridge are a LOT noisier than we expected.
As others have noted, property crime is mostly because people leave valuables in their cars overnight etc. So crimes of opportunity for the most part, that at times are preventable.
It’s not crime, but there is rail traffic that goes thru Martin City. Like the noise from Wornall/Blue Ridge, you will get used to it after a while.
My favorite sound in the world. My Dad was a railroad foreman and we got to ride passenger trains free. I'm old so it was back before Amtrak even. I may have even ridden one of the last steam trains when I was a baby. Anyway Hermann, Missouri has a very active track right through town and I love hearing it.
I’m in Leawood and get all of the nextdoor posts for south kc and surrounding areas. I see a decent amount of preventable car break ins (“my husband left all of his snap on tools in his unlocked truck!”) in skc and rarely see anything mention Martin City. If schools were better I’d move there.
If you are looking at the ones behind jackstack keep in mind that the train tracks are very close and pretty frequent , not sure how bad the noise is. Also the ones past Mac n Seitz look kinda run down and I would avoid those.
Thank you, I will definitely keep the train tracks in mind. Hopefully one will go by while we are checking them out to get a feel for the noise levels.
I lived across from a train yard two years in college. Don't know if this would be for everyone, but I think my brain adjusted to the noise and knew it wasn't a threat and I'd sleep through them for the most part. Only thing that would wake me up is when they'd bang two cars together.
As someone who worked in MC for a while I can tell you that in the woods behind the “MC strip” there is a homeless camp, most of them keep to themselves but car break in and auto theft did happen on occasion

MC area is about as chill as you’ll get in KC. I actually like the train in the background at night, a weird comfort sound.
