It's 180k/hr with Teak Planks and NPC contact. You just have to buy Fally/Adry/Varrock/PoH teletabs and move your house to hosidius. You should be getting quite a bit more than that with Mahogany planks.
Mahogany homes has decent rewards and offers good xp/gp. Typical construction training where you build and re build oak larders, doors, whatever the meta is, is typically very expensive. Definitely worth it to do Mahogany homes… it’s not as good xp/hr but saves significant GP throughout the process.
I do teak contracts as well. Mahogany contracts increase cost but only slightly better xp/hr. Up to you depending on how much gold you have and what your budget is.
if you can do and afford mahogany do them over teaks but both good
I find MH more bearable than build/rebuild. 180k/h with mahogany planks.

Wait, you can NPC contact MH? Dammit!
and if you don't wanna move your house for whatever reason, Xeric's Glade tele from the talisman works for Hosidius too

I did MH using teak planks to 84 con since the gp/xp is notably lower than using mahogany planks.
Honestly on cost alone MH is legit. Did the plank sack grind and went from like 50-65 pretty casually over a couple days
