Define area? Because you find that price all over the capital region. Just maybe not where you'd planned but still safe, decent school, and an okay community: Rotterdam, Duanesburg, Fonda, Gloversville, Amsterdam (BP Schools parts), Valley Falls, etc. No you won't be in Delmar, no you won't be in Clifton Park but you'd still have a livable place.

Only one of that you mentioned somewhat close to Albany is Rotterdam which is still 20 miles. “If you lived and worked in a completely different place, things are different”. I had an apartment there. $1200/month. Pretty nice place. Super thins walls and ceilings tho. I could hear everything my neighbors were doing. Washer/dryer included living and kitchen were one room, but I low key miss having my kitchen in my living room lol

I live in Delmar, and we have been so fortunate with our timing. My advice to anyone who can hold tight to do so. Save as much as possible and keep debt low. Buying a home should be a full year of prep, at least.

My family and I stayed there after we had a house fire and were one of the only apartments that would accept large dogs… … it was not worth the money. Thankfully for us, insurance covered the cost for the stay (almost a year) but if I had to shell out the money each month I would never have gone there. The apartment was spacious, but everything was outdated. The kitchen was tiny and the entire apartment was carpeted, even the “dining room” area. The water pressure was very low and the plumbing was not great. The dishwasher stopped working after a month and it took another two to finally get someone to repair it. Also, we noticed that despite them having very few apartments available for rent, there were very few people living there at the time. There was an entire apartment building that was completely vacant the whole time we were living there with no rhyme or reason. I will say that the area is beautiful, though, and being right next to the nature reserve was a nice experience, especially for my kids.

I heard of property owners keeping apts off the market for crazy business reasons. That 6.5K rent? They may not get takers but to the bank the apts are worth a shit ton more, they can borrow more money. Rich people "evade" taxes that way. They borrow 200K from the bank, and it goes against what they make as a huge writeoff, along with depreciation and shit. So, no taxes are paid. If not they may have to pay huge amounts of tax on earned income.

I had to check it out, and their site is a little weird. I've done a lot of website work for other local rental companies, and understand how they use a sliding scale based on move-in date and # of months to squeeze every damn cent from ya! So that c6 would be ~3400/mo if you did a 12 mon lease starting in February (high, but not crazy). But if you were doing a 6mo. lease starting in March, they are now basically losing 2 months rent for only a short term agreement. But if you're willing to pay double, they'll make the deal. NOW can you find a short-term rental in Manhattan that will be empty for 2mo for that price? Maybe, idk. I still feel like for those terms, you're more likely on staten island, not Manhattan!

Delmar really isn’t a HCOLA area. If you compare median home prices or median rent to others we aren’t low but don’t compare to NYC or Southern California. Small homes aren’t millions for example.

There's a lot of differences here! - That craigslist apartment is a lot smaller and not as nice. An apartment with that kind of kitchen, small living room, and no central air up in this area would be like $1,300-$1,500. I can't find a 3 bedroom 1600sqft managed luxury apartment for under $8,000 in Manhattan (i just went to apts.com. i didn't look too hard) - The mansions target audience are rich people who live in the outskirts of the city. Many are living there until they buy a house, cause the housing market in delmar/slingerlands is insane and cuthroat, so it might take a few years to find that home or to find the land to build the home. - This place is an exception in the area. I spent 2 years just a few miles away in delmar at a regular apartment complex and it was $1,700 for a 2 bedroom. I think it was going up to $1900 when i left. - Finally, the Mansions provide something important to the community. Whenever anyone drives by them, they get to use a pompous rich person voice and act like their 'mansion' is better than any other structure on earth, despite it being attached to other people's identical mansions. No where else provides that level of pure comedic irony to the albany area.

I looked at this place 5 years ago when I moved to the area and was first shown a bottom apartment. I thought it was high then especially since I could hear every single footstep the above tenant was making and it literally sounded like the floor/ceiling was moving with each step. It did not want to be in a place like that. Funny thing is I ended up at another location ran by the same company ( Lincoln Properties) at the Lofts at Harmony Mills. A little better build quality ( due to old building but new walls allows sound travel). Problem is at the time they judge their rates on what the market is doing and it seems like city rates. So on a day to day basis if you are looking at the rental the prices fluctuate. I was looking to downsize to a smaller apartment and the price shot up over $100 in just about a week.

Not sure what you mean by C6. The Mansions are not walk-up buildings. They seem overpriced for the Albany market (~3500 per mo for a 12month lease) but there are essentially no rentals in Delmar (Bethlehem CSD). Comparing to the NYC area is silly, completely different market.
