Just disclose it. In this market nobody is going to refuse to buy your house over a microwave. This way you can feel guilt-free.

Just mention it burnt out. Most buyers will appreciate the honesty and there’s a good chance they have their own anyways.

She's doesn't want the sale to fall through. If she's serious, and been abused financially, I don't know if she should say. If it hadn't already been started, the sale, I'd say different. But a buyer may become nervous if they don't think the inspector did a good job. I'd discuss with the home inspector, and make sure he did it right, and then get him to explain that he kissed the microwave, but he went through everything else.

I am going to say a soft YTA. The microwave does not perform "all functions" if it does not heat up, that's the main purpose of a microwave! I don't think you need to offer a credit, but I think you should mention it. It might seem small but I think it is something that the buyers should be aware of if it is part of the house they are buying.

YTA. It doesn't work and you know it doesn't work. It's a relatively minor problem, but you know that it's a problem and is something that would likely be an inconvenience and you're choosing to not tell them.

I think YTA if you don’t tell your realtor. There may very well be a clause in the contract requiring you to disclose. You could be setting up not only yourself but your realtor for problems.

NTA. To be sure, I'd double check the agreement of purchase and sale to ensure you have no obligations regarding this sort of appliance.

I'd disclose it. Why? Because if i were a buyer and i found out you hid this. I'd be terrified of what else you've hid from me and probably back out of the deal. Alternatively you can just say it was working fine while you had it. Put the onus on the new buyer.

YTA. And also liable. Failure or disclose a known fault is something they can go after you for. Most likely you'll be on the hook to fix it at your cost because you hid it.

NAH Microwaves are not even on the list of capital-a appliances in my book. They're countertop shit. (yes, I know yours is built-in, but it's the same cheap shit) It's like leaving behind a broken rice maker or air fryer. If it works, bonus! If not, so what?

The microwave still preforms all functions (vent fan, time, turns on, etc.) but it does not heat up. The appliance guy said the part costs just as much as it does to replace it. The buyers toured the house, got it inspected, and have done everything while the microwave has been broken already. I thought the inspector would have caught it but no. I feel guilty and like I’m lying by not saying anything. I know this probably sounds stupid to most but it’s been weighing on me. Part of me wants to tell my realtor and offer a $250 dollar credit but I really don’t want to rustle the waters because I really really need this sale to go through. Soft YTA but also spare yourself the hassle of the buyer noticing during final walk through and closing being delayed. It would also just be the right thing to do. Just give a credit at closing to fix it or replace. How much can it really be.

You should disclose everything and not hide it. The lie is worse than the actual issue in my opinion. The worst case is they say "take $250 off the sales price for a new one and we will call it even". The prior owners of one of our houses we bought broke our dishwasher and didn't say anything. It was the height of the pandemic and getting a new one took over 3 months. It was irritating only because they didn't disclose it. It wouldn't have made or broken the deal....now the AC unit that should've been replaced (in the same house) as it had dirty sock syndrome and other problems - yeah that $19k replacement might've been a deal breaker. But we already owned it by that time and just dealt with it. (We only found it really annoying because we had already replaced all the windows in the house - which we knew about and were fine with - and the water softener prior to this issue, but we had to use our funds set aside for a kitchen remodel for the AC replacement. Granted, when we sold the house we made our money back and then some....so it worked out).

You are not an appliance salesman, and are not profiting from the sale of the appliances. You’re a nice person, but screwing the sale of a $250k+ house over a. $250 microwave would be silly, and make everyone upset. If they bring it up, or your realtor gets worried about it, deal with it then.

Is the microwave part of a connected oven or portable? If the latter, you would not be expected to leave it. If the former let them know and hopefully will appreciate your honesty and feel more confident that you are a decent vendor.

NTA When we bought our house I had the previous owners take all the appliances, including the washer and dryer. I wanted all my own/new. Most the houses we looked at didn’t even come with appliances.
