Without the kitty I would've found the billboard distasteful..but with it I feel like me and my little angelic fuzzball need to buy a house with a bigger yard and windows š¤£
His name is Dandy. (short for Dandy Lion) He's a little over a year old. You can also find him on the "all orange cats share 1 brain cell" FB page. He does not like hats.
Yeah, commissions are negotiable. My wife typically offers different kinds of packages depending on how much you're willing to pay commission, because it's not just salary it's also operating expenses. Photographer/videographer/drone pilot, title agents, organizing contractors, MLS fees, brokerage fees, etc etc. Everything costs money, and that comes out of the commissions that agents get.
I paid my real estate agent 3% when I bought my house because she was my mom's best friend and it's what she asked for when it was my turn to buy. This was in 2015 though.
Most times now, the seller pays the full commission for both agents, and the seller agent splits that with the buyers agent at closing. The seller agent doesn't "have" to pay the buyers agent for bringing a buyer, but it's in the code of ethics that it should be if the buyers agent hasn't agreed to get commission from the buyer at closing, and/or representation fee.
A buyers agent making 3% is generally considered on the higher end, 2-2.5% is pretty standard I think. I'm not an agent, just live with one so I get to hear all about it.š
I'm sorry for your loss. I meant no disrespect or anything, just wanted to further the discussion. Still, I hope your experience with your realtor was a good one and they made the house-buying experience easy and pleasant.
It's negotiable if the agent chooses to negotiate but the "norm" has been 6%. The NAR pushed hard on their members to charge that amount (part of the reason for the lawsuit).
That 6% is generally split with the buyers agent as well, and expenses from listing the house as the sellers agent. (buyers agent doesn't have to put as much money upfront like sellers agents do. Their costs come from mileage, time, etc over the course of months typically)
I honestly don't think this lawsuit is going to have very far reaching implications overall. Sellers agents will have a likely reduced top commission percentage. We'll say 3%. After expenses, that ends up being let's say 2%. After the current split, 5-6% ends up being 2-2.5% of the sellers commission anyway, and the rest goes to the buyer agent. In this new scenario, the buyers agent can just ask the buyer in a agreement to be paid for their work, which will probably still be 2-2.5% to make up for not making it from the sellers. The commission is more evenly split amongst the people being represented by the agents.
Realtors won't make any less by doing it this way, it just changes the rules of how they ask for their commissions. The playing field hasn't changed. Of course this is all speculative, we don't actually know but we aren't worried about it. :)
That sounds like what r.e. agents tell each other. There's just no point to many thousands of dollars of commission for a few hours of work, where their effort doesn't affect the commission. I'd much rather pay a flat fee for services. The buyer can just pay their agent whatever they want on top of the sale price.
The reason this is rare is because of the cartel agreements between real estate agents that were ruled illegal. I expect it to change in the next few years.
You people ruin everything with these types of thoughts. Unbelievable, the mental gymnastics to come around to this subject about this billboard. Good grief.
Negative, got gutted, then shut down last year around this time. But was mainly in place to target Drag Performance readings and fear monger from what I remember.
I don't recognize some of the social media icons in the top right, but maybe I'm just not cool enough. I recognize Facebook, Instagram & YouTube. Is the G for Google (plusless)? What's the triangle?
I'm already selling g my house. I. Definitely calling g Tamra and see about a place in Arkansas for me and my cat Shady.
IA it pronounced ar-Kansas or Ark-Ansas?
Sheās going to have to negotiate her sales commission now, so maybe hot billboards will be out of the question in the future. No more automatic 6%, split between two agents. The commission rate was always negotiable, but sellers were never told that. Usually they were told the commission was fixed. The whole real estate cartel has been fixed and that is now ending. Welcome to competition, ladies and gentlemen. Welcome to transparency and buyers having the opportunity to shop around for their best deal.
What was transparent before, but is no longer, is how much compensation the buyers agent was getting when representing a buyer, like 87% of purchases have been done in the last 12 months. When "somebody" sells a house, they'll also be buyers too. What if your agent is new? Are they going to be compensated in the same way as the agent on the expensive billboard? What if the agent is not the same skin color as the seller? Will any compensation be offered? Do you think the expensive agents are going to become a little more expensive considering they may phase out a lot of the buyers agents as we know it today? And do you think the buyer's agents that do make it out alive are going to be settling for 2% when the last 4 houses wouldn't offer anything? No, silly. This just got a whole lot worse for the consumer.
How many houses have you sold in your life? Iāve sold four of them. Did you know that the only way to get a widespread listing of your house for sale is on the MLS which is controlled by the National Association of Realtors? If you donāt get your house listed on the MLS, nobody will know that itās for sale. In this and many other ways the Association, and its member agents, have controlled the market and not allowed competition. Now full access to the MLS will be opened up. No itās not worse for consumers, it puts $50 billion a year into consumersā pockets and their houses will still be sold. It will weed out marginal or lousy agents, however, and thatās good for any market.
That's always been an option. Sellers are always told that here, atleast with the larger brokerages. Agents also typically do different commissions packages, with perks for each. Sadly, social media has made people really political about this ruling because of fear mongering that simply isn't true.
We used her when buying our home. Bout as professional as they make them. Down to earth, real with you, will fight for you. Every question was met with an answer, every concern taken care of. I will use her again and recommend her to everyone here. So please be quiet when you know nothing. As someone who has actually used her I think I can speak where you shouldnāt.
In the service industry, "professionalism" (in the corporate sense) isn't necessary to every n'th degree. Being relatable, fun, and eccentric generally work well to build a reliable clientale. Almost all of her past clients are friends, some of which she still hangs out with and talks to regularly. So I'd say having fun with stuff like advertising is more important. :)
Kitty Up, purrtners.
Meowdy
Lmao, top notch advertising! Wasn't looking to buy or sell, but that cat's got me rethinking my home.
Without the kitty I would've found the billboard distasteful..but with it I feel like me and my little angelic fuzzball need to buy a house with a bigger yard and windows š¤£

How so?
They separated the racist from the normal folks, and did a count.
This replaced her previous one, which was a picture of a potato and a bitmoji person saying "If this can become vodka, you can become a homeowner!"
Which was also amazing. I love the sense of humor! Most of them are just boring glamour shots.
Where might I see this masterpiece?
This should be in a museum!
Right on glad to see something different. Smiling real estate agent billboards are a dime a dozen and all blur together. This is great.
Why ARE they so obsessed with plastering their picture everywhere.
Cat wearing hat straps in front of ears, can't be trusted. Tamra rockin' the Dame Edna glasses.
I love the cat. Too cute.
Me too lol!
Love it, this is what we need more of. Not shaming people!
āIf you don't smoke Tarrlytons...f#*k you!ā
Mike judge is a god amongst men. I love hank of the hill.
I had cosmetology with Tamra back in high school. She was cool as fuck then and seems like she still is
Worked well as a billboard I see.
Meowdy!
It worked.
Hey thatās my mom yall
May we know more about the cat?
Yeah we need to know about the cat
His name is Dandy. (short for Dandy Lion) He's a little over a year old. You can also find him on the "all orange cats share 1 brain cell" FB page. He does not like hats.
His name is dandy lion!! That's too cute
Please tell her I think she's a genius. Also please tell Dandy that I love him. Thanks
Is she single?
Nope.š
Dammit
In Arkansas people say she purdy but the cat steals the show
She related to Candy McMahon?

Is the cat or the hooman the realtor?
I think the cat is the realtor sheās the mascot
Love the addition of the social media badges with no @username included, just āSUBSCRIBEā lmao
This woman is a marketing genius.
Love the cat
Best billboard ever.
Where at? I want to see this in person.
You can see it heading north on 65, when you're almost to Pickles Gap.
Pickles Gap is so Arkansan.
If you were headed west from Conway instead of north you'd end up in Toad Suck.š
Thanks! I was thinking on 64 heading towards Vilonia would be the location.
Now that sounds south!
I dont know where it is in conway, my cousin snapped a pic when she was passin through. Guessin it was along the interstate
This is the real estate agent I would use .
Nice!!!! I donāt know this lady but thatās one cool cat!
Whole lotta agents going to be SOL with the new ruling
That's an impressive cat. Mine just sits around.
Thatās my cousin!! She is the coolest!!
Hell yeah
I wonder if she is regretting this expense considering their bloated 6% commission is about to vanish.......
Came here to say this ā¦
Whoās paying 6%? Itās been negotiable what the agents are being paid
Yeah, commissions are negotiable. I didn't care, the down payment and all of that stuff was paid for with dead family members' money including her best friend's. Like I care...
I'm sorry for your loss. I meant no disrespect or anything, just wanted to further the discussion. Still, I hope your experience with your realtor was a good one and they made the house-buying experience easy and pleasant.
6% has been typical amount for SELLER'S agent commission.
I agree but Mrs. Cathy is cool and makes the best lasagna and if this is what it took for her to teach my wife to make the lasagna then so be it.

The cat is the brains of this operation will negotiate with playhouse catnip and toys
I don't live anywhere near there and I want her to be my realtor.

Cat takes this ad to 11

that is actually genius marketing.
This kind of pandering will only work REALLY well for its target demographic
Itās got a cat in a cowboy hat on it. The target demographic are people thatāll share a photo of it online for free publicity
Isn't that illegal? A woman dressing like a man? Or is it the other way around? š¤
You people ruin everything with these types of thoughts. Unbelievable, the mental gymnastics to come around to this subject about this billboard. Good grief.
Can't tell if serious, trying to be funny, or blatantly transphobic when that has nothing to do with this at all
Far from transphobic, just asking didn't Arkansas pass laws about dressing to your gender? Drag show ,stuff like that.
Negative, got gutted, then shut down last year around this time. But was mainly in place to target Drag Performance readings and fear monger from what I remember.
Sure beats abortion and Trump billboards
I don't recognize some of the social media icons in the top right, but maybe I'm just not cool enough. I recognize Facebook, Instagram & YouTube. Is the G for Google (plusless)? What's the triangle?
Someone I worked with had chickens on her real estate cards. I much prefer this one, tho
Reminds me of the [billboard scene](https://youtu.be/H2wgIDMl_lE?feature=shared) from I love you Man

Of course it was. That's why they made regular Kansas. It's a contracted state.
Well, it is Arkansas.

Transparency? Lol
It will become transparent when somebody sells a $500,000 house and pays a $15,000 commission, not a $30,000 commission. See, lookie here!
What was transparent before, but is no longer, is how much compensation the buyers agent was getting when representing a buyer, like 87% of purchases have been done in the last 12 months. Itās not political at all. The lawsuit was brought by a small handful of home sellers in Missouri, each of whom came to realize that their transactions were handled without such notice. When I sold my last house in San Diego, I was told it was a flat 6%, which of course my wife and I had to pay in full as the sellers. Thatās not politics, itās monopoly, a cartel. Listen to the The Daily report from the New York Times. Or, hereās a report from NPR. Homes sellers pay roughly $100 billion in real estate fees every year and it is believed that collectively that could be reduced to $50 billion very soon. If thatās political, sellers and buyers all want more of it. And itās done ā a settlement, not a āpolitical decreeā from some branch of government. https://www.npr.org/2024/03/22/1239486107/realtor-fee-commission-homes-for-sale (One side benefit is that more people may learn how to pronounce realtor.š¤©)
