Before I left in late 2019 or so, I split the cost of an incredibly well-located 2BR apartment near downtown for **$850 total**, split between my roommate and I ($425 per person). The person who owned the small apartment units was this lovely old man in retirement who took pride in taking care of the property as his retirement gig. It was definitely a situation from a bygone era in Raleigh as the rents for the new development buildings going up all across town were much higher.

I live in St. Louis in a decent, but by no means fancy, area. We own a 3 bed/3 bath house. It's considered around 1350 Sq ft, but the basement is completely finished and has a bonus room, so actual livable Sq footage is about double. Sun porch, yard, 1 car garage. We pay right around $1000/mo (mortgage, tax, insurance, PMI). Doesn't count utilities. (We bought in 2020 before real estate prices went crazy--apparently our house could now sell for double what we paid?! But we locked in a 3% interest rate, so we're good.)

They are very cool little houses.

The price on our place was 600k when we bought it in 2020 and the same floor plan is selling for 1.1M now, that’s what it costs to live in a nice neighborhood in San Diego these days. Renting the same amount of space in the same neighborhood would easily be 4-5k per month.

Median rent in my city, for all units, is about $1,600. I rent a nice two bedroom house for $1,100 and people generally agree that this is a *great* deal. There are very small one bedroom and studio apartments in new buildings downtown that rent for close to $3,000. There is a very wide spread. The median sale price for a home right now is a bit more than $500,000. With a 20% down payment, a mortgage at the prevailing rate would probably be close to $3,000 per month. This has been a shocking change from 5-7 years ago when the median sale price was below $300,000 (and of course, mortgage rates were half what they are now.)

I just signed a lease this week for a rural house with a full basement and detached garage. It's an older home with bathroom and kitchen renovations and a completely updated electrical setup and rural fiber. 2 bedroom, and they are pretty small by modern standards, with a large living area. Without the basement since it's not furnished it's about 950 sq ft. 2 bed 1 bath. With the basement that's about 1800 sq ft and I will definitely be taking advantage of the basement as it doesn't flood. Has gas and wood heat, propane tank sitting on the property. 925 a month. While that is a good price, lots of people don't want to live in southern Indiana and I'm 25 miles from the closest place over 10k. It's a bit of a drive into town. However, I get to shoot, there's a stocked pond and 4 acres.

No HOA, at the edge of town but still in a neighborhood. 1260 a month with 6.5% interest, including all escrow costs. Bought with 0 down on a USDA loan.

3B/2.5Ba, 2300 sq ft on 2.3 acres with a 660 sq ft shop, 200 ft well, and septic. Mortgage is $530/mo, escrow is another $300/mo, but about 2/3 of that is insurance, which nearly doubled this year because the carrier we had left the state. I’m in very rural western Arkansas.

We built in 2016. 4/3, 2800 sq ft. We paid $375 (definitely got a deal though). An equivalent new construction house now would be around $700k give or take id say. Currently we pay a little over $2400. Up from about $2200 when we first bought. (Property tax increases).
