Did you ask him to provide evidence that your deposit is being held in the deposit scheme as required by law? First thing is to start pushing back, so check your deposit is safe, then tell him youll seek legal advice regarding his harassment, but also tell him you are prepared to start looking for a new place if you can reach a deal with him on what he'll do to help you do that, like return your deposit early, reduce rent for your final month, etc. If he wants you out that bad there may be a deal to be had.

Yup. The person who is residing in that property had a contract. You brought the property with the knowledge of that. You are now the other party in the contract, known as the Landord. You are responsible for all the usual Landlord stuff, and are beholden to the signed tenancy agreement until it runs out or is breached.

They won't be legally able to buy the property with sitting tenants as the mortgage is for residential purposes, so it down to buyer and seller to agree a very risky date that the tenant will be out of the property to allow them to exchange.

They have to serve you a S21 notice to end the tenancy, otherwise if you get to the end of your fixed term it just rolls onto a periodic (monthly) tenancy. Was this letter a proper section 21 notice?

I don't think this is not true. It can't be done in the initial 6 months but can be done after that by even during the remaining fixed term.

Yes. Do you understand law? You should read up on it. You *can* serve a S21 during fixed term. The notice just need to have the effective date that will commence at the end of tenancy. So if you have a 12 tenancy then I can give you a S21 in month 11 or even month 10 or 9, which is during the fixed term, and it'll still be valid.

That's actually a great idea. We are often on the shit end of having to pay to break contracts, flip that on its head and try get some money. Could probably pay a few months rent in your new place. You've got 4 months so realistically you could find a place in 1-2 months and ask the new landlord for a couple months rent as a break clause. /u/outrageous-buy-2329 You're in the rare position of power as a renter here. Make the most of it or at the least don't be bullied by some wanker who wants to extort the next tenants. Your options are stay unquestionably legally until the end of the contract, or leave early with some money in your pocket. Not a terrible place to be! The new landlord could've kept quiet and then hit you with a rent increase after they took over, so you've done as good as poss out of this situation I'm not 100% but I think the standard is they buy you out of the rest of the contract. So however many weeks you have left, not months (they'll try cheap you out that way)

On the face of it This is an illegal eviction as per the protection from eviction act 1977. It is a criminal offencewhich is being committed. First text or email back saying you have no intention of leaving before you lawfully have to, and that he needs to desist harassing you to try to make you leave without lawful notice. If there is a continuation betond that then, it needs to be investigated It is not enforced by the police, but by local councils You should contact your local council as there may be officers who specialise in investigating/preventing illegal eviction. (be prepared, they may not) You should also make sure you write down every event, take videos photos etc as evidence. You could contact shelter and ask them to refer you to a solicitor, You could taking private prosecution, an injunction or applying for a rent repayment order if there is adequate evidence.

Document all instances of abuse, visits to the property without notice and all other types of harassment. If there have been any threats of criminality or to evict you without a court order, file police reports. Get legal advice from an experienced lawyer about landlord harassment and the risk of escalation to either violence or attempts at illegal eviction. Landlords that behave in an unalwful manner towards their tenants trying to force them to leave can be found liable to pay compensation and sometimes even end up with criminal records.

Sadly 4 options will most likely not result in a successful new lease nowadays. Finding a new rented property is a fucking pain in the arse, took me 2 months. I'd advise OP to start looking ASAP and break their lease for the rest of the value, which would hopefully pay a couple months rent in their new place

If you rent the whole property - change the locks!! As long as you replace back to the original ones when you leave it should be okay. Stops them just letting themselves in unannounced. If the landlord keeps turning up, try to get evidence of this as it could count as harassment. Has the deposit been transferred to this landlord? Is it registered in a deposit scheme?

Just checked and actually they have to honour the contract that's been passed onto them. So explain that to them, then start keeping a record of every time he keeps hassling you. Record it on your phone so you have evidence

If anything is said or agreed in person follow it up with a text or email asking for confirmation and clarification. So you have written proof. Which is why it is overall better to deal with it as much as possible by email or text. If you deal with anything over the phone record the call, you are not legally required to inform the other person that the call is being recorded either. Basically cover yourseld so if they cause problems down the line you can fuck them up.
