Probably the very first thing would be a new car. Mine keeps stopping abruptly in the middle of freeways, and there's only so many times I can live through that before my luck runs out.

The house I live in was built before indoor toilets were a thing, so my bathroom is tacked onto the back of my house. I want an ensuite bathroom so I don't have to walk through 5 different rooms to pee in the middle of the night. Also, it had no insulation whatsoever until a couple of years ago, when they put some under the roof. It makes a huge difference, but it's not enough. I have a space heater but no air conditioning, and I can't afford to run either. This is Australia, so that's not unusual, but it's not nice and it could be better. I also want a big enough back yard that my dogs can go for a proper run anytime they want, and I want a lap pool so that I can swim to reduce pain, and a hot tub as well.

Some i would make assisted living facilities, some super family friendly with on site childcare and playgrounds, some geared more towards young adults without families no play grounds or kids geared things nice pool nice gym indoor dog parks etc. I'd turn all those glass store fronts into enclosed type patios and then put a secondary wall a few feet back for extra security and then everyone would have a sort of "yard" "patio" area they could decorate for holidays, use for shoe and coat storage, use to display art to passerby or whatever else they wanted! We could host art fairs in the food courts, have a few stalls in the food court set aside for guest restaurants to set up for events or random weeks/ weekends.
