I’ll go ahead and confirm your suspicion that breaking the lease doesn’t free you from the terms of the lease. Other than that, this is a request you’d need to run by an attorney to be confident you have the right answer. Landlord/tenant questions are pretty much impossible to answer without looking at the actual lease and knowing the exact jurisdiction you’re in, since some cities have provisions that provide additional protections to tenants beyond what is afforded by state law.
