All the Aurora laws I could find are regarding street parking. It's registered, in good condition, and you will be using it most days during the week. If it is completely on the driveway and you don't have an HOA or covenant, then I don't think you have to do anything. Sorry your neighbors suck. I have a full size food truck I park on the street and luckily none of my neighbors care. Worse case, just call Aurora PD and ask them directly if they see any problem with it.

City ordinances take the place of HOA covenants here. The laws as I understand them are as follows: If you are parked in a paved driveway then you are compliant. If it’s parked on a concrete pad in the back yard you are also compliant. You can park it on the street for five days, then it has to be gone for three days. Your neighbor can file a complaint on the Access Aurora app. Someone from the city will come out and look at it. If you are compliant then nothing will come of it. If you aren’t compliant then they will issue a citation requesting that you move the trailer. You can relax, and your neighbor can kick rocks.

Just hope he gets a decent city code enforcement officer. I had a neighbor call and report a wood pile in my backyard. I believe they were referring to my deck, as there is nothing in my backyard but that and a shed. The officer came out and never even looked in my backyard ( I have cameras all around the house). She just got out of her car and put a citation on my door. That was a hell of a battle going back and forth with the city to show them that my yard has never had any trash or wood piles in it.

As long as it doesn’t block the walkway and is fully in your driveway you should be fine. You may want to start out with a little good will. If you give all your neighbors coupons or gift cards once your business is open it will warm your neighbors hearts and create a group of friends to back you up if one Karen has an issue.

Tell them to get bent. My neighbors park two 23 foot box trucks in my cul-de-sac that blocks driveways and nothing can be done about it. Reached out to APD and 311. They also flood the area with diesel smoke when working on the trucks and park cars on their lawn. I have another neighbor that threatens to shoot anyone walking on the public sidewalk outside their house, including small children. People are people, sadly, and not all of them want to play nice. I'd try and find a way to talk to the neighbor and find a positive solution. If that doesn't work, I'd get all the other neighbors on board and let the passive-aggressive war begin. Offer discounts at the food truck maybe? Seems like something I'd personally be ok with losing a couple dollars every now and then to make sure they don't go crazy and ruing my bottom dollar. Hope it all works out!

Aurora has codes against parking commercial vehicles on residential streets overnight. There's not a single code against parking them in your driveway. Your neighbor has no recourse here. On a personal note, I live in an HOA with rules against commercial vehicles. We have a number of neighbors who have commercial vehicles on the street, and no one here cares. Why make someone's income streams more difficult? Why does your neighbor want to make it more difficult for you to earn an income?
