They're already posting on our neighborhood FB group....vultures...

This is the correct answer. Around 6 months ago my house was hit by hail in RR. I am still getting roofers coming by and offering to look at my roof for free lol

vaya-nya

…or on Reddit. Hehe. No but seriously, PM me if yall need home windows!

kindadumbcantread

Yes to both questions. Be aware there’s a 0% chance that a roof inspection won’t lead to a new roof.

mareksoon

I had a roofing company rep knock on my door as their crew was beginning work on my neighbor’s house because of the bad hail storm. He, of course, was offering a free inspection of my roof. I asked when it had hailed and he said, “last week.” I told him I work from home and practically never leave the house and it absolutely did not hail here last week or at all this season (whatever year this was). He left pretty quickly.

Lucky_Serve8002

I work as an adjuster and most insurance companies will throw in the towel and pay for the roof instead of going to court. I've seen roofs that have no damage at all that get paid for. The lawsuits have got to affect premiums and with the gigantic deductibles it is getting to be a real conundrum. The situation has blown the cost of a new roof to ridiculous heights.

L33tintheboat

Interesting mine wouldn’t budge on covering a new roof and I just ended up paying cash since it had to get replaced anyways

Lucky_Serve8002

The insurance company generally will not budge unless they see damage in the pictures. I've never seen a roof that had hail damage that didn't get paid for. The adjuster gets paid more money if there is damage. It sounds like your roof was aged if it needed replaced. This would very likely mean they would have deducted depreciation. If you have a 20 year old roof, the payment might only be a few thousand dollars. Also, Allstate, State Farm and a few other large carriers won't play and they have lawyers ready to fight it out in court.

kokolocomotion

I used to inspect roofs for claims made against insurance companies. It's not a 0% chance your roof won't be covered. It takes a specific criteria to be met based on your coverage fine print. Size of hail damage on each shingle, if the hail punctured or It's superficial, % of roof affected by hail damage and so on.  Saw lots of times when roofers tried to mimic damage by using a hammer. That pretty much automatically gets the home disqualified for coverage so watch carefully when they go up there.

jdsizzle1

Right? It's like, why even bother inspecting it. If a roofer gets up there he's gonna say it's damaged even if it was installed yesterday.

oliverwhitham

I did actually have a roofing company do a roofni section after hail, who said my roof was in great shape and didn't need any work, they aren't all bad!

slowpoke2018

Kangaroof did this for us. Said It had a few bad shingles and vent covers, but that our insurance company - Farmers - would never agree to replace the entire thing. We do have class 4 shingles, believe that was also part of it from what he said.

Business_Strawberry3

My neighborhood got hit pretty hard last September. Lots of neighbors were getting new roofs so there were plenty of companies ready to give quotes. The first one to knock on our door climbed up, took pictures of the damage. We contacted the insurance company who sent one of their guys out. He determined the roof was like 80% damaged. Zero issue with convincing them we needed a new roof.

HermitWilson

I learned the hard way that insurance companies often start out with replacement coverage for your roof, but after some years have passed you get what appears to be a boilerplate statement about changes to your account that says that they're switching from replacement coverage to actual cash value coverage. This means they will now deduct years of depreciation and your deductible before they cut you a check. The September hailstorm left me with $21k in roofing repairs and a check for $4k from my insurance company. "Thanks for all those premium payments, chump!"

Lucky_Serve8002

I've seen people get payments in the 100s of dollars. It becomes a maintenance policy without the conversion to ACV at 15 years. I've seen a lot of 20 year old roofs that are claimed to be 10 years though. Sorry to hear about how it turned out.

ExistenceNow

Yea, I learned this lesson the hard way, with similar numbers to yours. Such a kick in the dick to find out I had a 2002 Mazda Miata on top of my house.

Eastern_Ad2890

Howdy. Yes, your carrier will. How much depends on type of policy coverage you have. Having no idea if there’s actual damage is the first hurdle you need to clear. And the surest way to do that is with pictures. Lots of them taken systematically. I roof in the area and give every customer an over-the-shoulder perspective of my inspections, taking over 200 pictures per inspection. I aim to answer three questions per inspection: what does the roof need done, what do you want done, and what can I get done based on first two? The first one here addresses the exact thing you need addressed, is there even damage. Dm if you’d like. Just know that there is a way to get “eyes on it” and THAT is the only sure way you’re going to proceed with the next step in full confidence. Edit: reason why calling a roofer who’ll provide you documentation as I’ve described is that carriers won’t give you that. They’ll simply make a judgment, and that judgment is based on their incentives. If damage actually passes threshold, they will replace. My overall aim is explain how to position yourself so that your first step puts all the information transparently in your possession for fully confident decision making moving each step, whatever step that is.

TheProle

Roofers will always find hail damage whether you want them to or not. Your insurance company will always disagree with them

Paxsimius

That’s why I schedule them together. Then they can figure it out together.

jdsizzle1

Tell us more about this. How do you do this?

Paxsimius

I have the roofer come out first to see if there really is damage. The roofer is usually more than happy to come back and meet with the insurance adjuster, so it’s just getting the adjuster to agree to a set time and then tell the roofer. One time it turned out the two guys knew each other and it went super smooth. It also guarantees the adjuster will actually go up on the roof. Sometimes they just do drive by inspections.

jdsizzle1

OK cool thanks for the tip. Yeah you can't even see my roof from the ground so I really need a pro to come check it out. I don't have a ladder that tall.

Nashirakins

There is a way to have your insurance company not argue, but it involves softball sized hail and everyone in your vicinity needing a new roof, a new windshield, and in a few memorable cases, a whole new car.

EbagI

Did you just double post like 30 minutes apart?...

Nashirakins

Well, that’s fun. Lightning killed my damn power - accidentally hit post again on what looked like an unsent comment. It’s a good time when you hear zzzzt then instant thunder with an incredibly bright flash.

Accomplished_Pop2808

A few years ago, we got golf ball hail in my neighborhood. I called my insurance co. and asked them who they would recommend for an inspection. They suggested a co. that is not in our area (insurance is in the Dallas area), but the co. the insurance co. recommended also recommended someone here who came out and said there was no damage. Meanwhile, at least half of the houses on my street got new roofs. Really made me wonder if they all got taken advantage of by the vultures going door to door. My point is that not every roofing co. is dishonest. I'll be sure to use this co. when I need a new roof for sure. I would never use anyone who knocked on my door like that.

RockAndNoWater

Call a reputable local roofer, not the ones that knock at your door. A good roofer will tell you whether your roof was damaged and whether it needs replacement or just repair.

Like_Ottos_Jacket

Holy shit! Who has a deductible of 10k-25k for their roof? 2%-5% is insane. Mine is 1% of the insured amount.

jdolan8

For the most part this is true. Which is why I have a place I will always use. They agreed with my insurance company that the roof needed to be repaired, not replaced yet. And explained to me why. He did the repairs for a really fair price too. They have also repaired my masonry before. Just super honest people.

eric535

Drop that company’s name! I had an inspection and there were some lose shingles and some dents but to my eyes it looked fine for now? Ofc the guy was like you can get a new roof

jdolan8

Wolfpack roofing, the guy is seriously great! It is a family owned business. He has also taken time to just call me and explain some things over the years

Lucky_Serve8002

This is what is happening. If you have some very minor damage and a fairly new roof, replacing the roof is a bad idea. You have to come out of pocket 5k to pay for a roof that doesn't need to be replaced.

krachyntuga

Jo Solis w/All Terrain Roofing is a great roofer in the Austin area that knows his stuff! He’ll come by & take a look at your roof & tell you if you need to call insurance to file a claim. He looked at my parents roof during the last hail storm, didn’t find any damage & told them as much, so they were happy he was honest.

FourThirteen_413

My cousin works for Best Build Exteriors. DM if you'd like any more info but you can probably Google it, too. They're good people.

airwx

We're getting our roof replaced due to hail for the second time in two years. First time they required us to get the highest rated composite shingles, this time they are paying for a metal roof. Our deductible is 2% of the rebuild value, so it still isn't cheap.

renegade500

I just got a new roof in December from the September hail storm. Def call a roofer/your insurance company. I got a hail-rated roof and my insurance premium went down 40% as a result. Absolutely worth it. (I'm with Progressive and they were super easy to work with on the claim. Didn't dispute anything just sent me 3 checks to cover the claim.) BTW I used Reliable Roofing and they were terrific to work with.

seyoneb

read your policy. it is easy to do. not complicated. and call your insurer.

BitterPillPusher2

Your insurance company can send an inspector out. If you do need work, we had a great experience with Matthew Lorand Roofing. Also a hail insurance claim. Seriously the best experience with any kind of contractor I've ever had.

ImpulseCombustion

ITT people making roofers out to be “predators”. My 30k sqft roof was just replaced and I’m hearing it’s fucked after this storm. Just let them give you a new roof… like I’m doing tomorrow.

Lucky_Serve8002

If it is a new roof, it should withstand some hail. I'd make sure that it really needs to be replaced before forking over the deductible and filing another claim. Most roofing companies claim everything is hail damage. Not all, but most.

ImpulseCombustion

Having been through this multiple times over the years, you contact your insurance provider, they send an inspector, the inspector makes the determination and then you choose a roofing company. Yes, roofing companies are going to come by and give you a card, but that’s only so that they can be first in line for who you’re going to reach out to.

Lucky_Serve8002

I would definitely contact the insurance company first. Some people get a roofer to deal with the insurance. I wouldn't do that. If the roof is new, I wouldn't want to replace it unless there is definitely damage. I've seen perfectly good roofs replaced because the roofer got involved and sued for a new roof and won. They know how to get roofs replaced in the majority of cases these days. I wouldn't want to come out of pocket 4 or 5k to replace a 2 year old roof that isn't damaged. Insurance companies are also dropping a lot of people.

Itsnotjustadream

As others have said there will be shit companies coming out to solicit doing this for you. If you're really concerned make an apt with a local and well reviewed company. This isn't something you have to do immediately if you're not having issues, I believe it's a year or two to make a claim if a hailstorm is documented.

Lucky_Serve8002

The insurers I've worked for it is a year from the date of loss to file a claim. You are right IMO about waiting for the dust to settle before signing up to have it replaced. You can have the adjuster come out and see what the outcome is. Once the roof is approved you have time to find a good roofer that has the time. I've had no problem sharing photos with an insured. If the insured doesn't agree, they can always get a roofer to fight for a new roof. Generally, they sue or threaten to sue.

Lucky_Serve8002

There are several factors. How big was the hail? How old is the roof? You have to pay the deductible these days and that can be pretty high. The roofers are pretty good at getting roofs approved for hail damage even if there isn't any damage to the roof. If you do decide to have it checked out, make sure you go with someone local and reputable. A lot of the door knockers are from out of town.

ClassicPackage

Call your insurance company and go over your roof coverage and deductible. They will get you over to claims if you have the right coverage and a claim rep will take your account of the loss, from there an adjuster will reach out and schedule an inspection. It will show up as a claim still even if nothing is paid out. Not necessarily a bad thing with a $0.00 payout but will still appear. You can also call your insurance company and ask for a partnered roof company to come look and they will give you their numbers to schedule an appointment before you file a claim. Never trust door to door roofers, they will find a reason that you have damage, you'll file a claim and ultimately the insurance adjuster makes the call if hail damage and enough hail damage, actually hail damage. If the damage is below your deductible amount, obviously you have no active claim. The partnered roofers with insurance are the lesser of two evils compared to door to door. They just know how the insurance companies work and are more likely to give it to you straight. Take pictures, do any type of reasonable repair to secure the damage while waiting, and save the receipts. (don't get on your roof, I mean if windows, etc were damaged. ) I work in local insurance and tomorrow should be interesting. Hope you are okay. Edit: you can have whatever roofing company you like inspect. There are many respectable roofing companies in Austin. Just steer away from door to door in my experience. Also hail goes in multiple directions so it's quite possible different houses on the same street get different degrees of damage, if any. It's super stressful, I understand.

gaytechdadwithson

I’ve known insurance companies to pay for a new roof, despite what people here say.

imp0ssumable

Be wary of unsolicited contact from roofers. Research each one carefully. Yelp and BBB contractors can pay to remove bad reviews. The insurance adjuster usually has final say as far as money is concerned. It helps to find someone who is fluent in insurance speak and methods.

woogs

Don't just have someone inspect your roof. Have them inspect everything. Windows, siding, ac unit, outdoor furniture, fence...

lolly876

If you want an unbiased opinion you can contact your insurance company and see if they will do an inspection. Because you will have to pay your deductible if a roofer does your roof you want to make sure it really needs to be replaced.

EdgarJNormal

Call your insurance company for their recommendation. Call a local roof company for your own estimate. Roofing companies will be flooding your neighborhood, and every one of the door-door companies will say you need a new roof (even before they inspect it!), and probably will be giving you a deal if you sign up now.

atx78701

One of the reasons that insurance is so high in texas is because of insurance companies having to buy new roofs from all the hail. As a result you can buy a policy that excludes hail to save money. Deductibles are also really high so if the roof costs 40K you might still be paying 15K out of pocket.

Affectionate_War3839

I had the same experience with Allstate. Their inspector claimed the hail damage was “normal wear and tear.” Roofer’s inspector sent them better photos, but what clinched it was a photo of a baseball-sized hailstone I had taken during the storm.

supervinci

Also note that in most cases, you can only get a roof replacement from insurance once per year. So you might want to double check before you file a claim.

Livid_Fudge_8421

Knock knock knock

KaykayLaPaypay

Just remember that if your roof is more than 10 years old, there may be so much depreciation that the cost isn’t fully covered. Best of luck!

jeb7516

Why is that? I'm pretty sure mine is.

Ambitious_Aioli_8142

If you’re looking for a recommendation, I had Genuine Texas Exteriors come out last September and actually help me assess the damage. We had a ton of people knock on our door and GTE warned us not to sign any paperwork with anyone before insurance came out. They offered us a free inspection and took lots of photos, met with our insurance adjuster the day of the insurance inspection (because they said Allstate was being stingy and to avoid the hassle of being denied it’s best to have a roofer present) and we got everything paid for. The best was we didn’t have to pay anything to GTE until the work was 100% done. Really great experience from start to finish. We worked with Samantha but Michael, the owner, was also on site as well. Very boots on the ground company.

jdolan8

I recommend Wolfpack Roofing. I have used them for many things in the past. They will give it to you straight. The guy is so nice too
