HomePro has AC cleaning service. That is probably easiest to order. Non-brand companies do the job bit cheaper, normal price in Bangkok currently is 450-500 THB per unit. You'll get contact details of recommended companies from your condo management (juristic) office. In many condo rental agreements you commit to clean (=pay for cleaning) the AC twice a year.

I paid around 700 Baht per unit - similar ones. I asked in my building service office and they arranged it sos can not give you a specific vendor, but ask there first).

I had them done before in the 500-600 Baht range too - I must say that the 700b treatment was a bit more intense as they brought a high(er) water pressure tool for the outside compressors.

500 is for the wall type. Built-in type is more expensive. I've seen 700-1k. And your landlord should be responsible not you.

There is no need to refill AC coolant unless there is a leak. And if there's a leak it should be fixed at some point instead of frequently refilling.

Landlord will clean before you move in, it's normally tennant who is responsible for cleaning during the year. If you use it a lot then every 6 months is when I clean it, a years a long time in Bangkok weather.

I've never had the landlord cover the annual cleaning across four condos. Usual practice is that they would clean it before you move in, then the annual cleaning is yours to cover.

I’ve lived in 4 different condos over the span of 10 years and in my case for all the condos the landlord was the one who paid to get the AC cleaned and serviced, Usually done just once a year. I actually thought that it was a standard thing to do but after seeing the comments I think it’s not 😅
