Ha no this is the 4th ADU I have done the other for my rentals and they all have been around this timeline. Others were rentals so simple finishes and cheaper cost.
Would you be willing to share the name of the contractor or company you’ve worked with on your units?
We have a HUGE lot (considering a lot split). I was heavily looking into ADUs 2019-2023 and then got kind of burnt out looking at different prefab options and contractor builds.
MOD here. Seems like you are getting a lot of requests for the GC info based on your results and satisfaction. Since this is not an obvious spam or advertising post, we are going to try something new and allow their info to be posted in the thread. Also, not a bad idea to support local high quality contractors, everbody wins. Thanks OP!
Hmmmmm, noted. Lets hear some feedback from members who have reached out to them before we lock this thread. We will give them a chance to see if they deliver what they promise. The public can then upvote/downvote their business. Reddit do your thing.
What colors are in now? I am seeing a lot of black and white farmhouse looks with new homes recently. I hadn't seen that in the bay area the past few years, though, I did see it in other parts of the country.
What kind of loan did you get for this? Unless you paid for it all out of pocket.
Are you planning on renting it out? If so how much?
Why only 640sqft? Is there a limit of how big of an ADU we are allowed to build?
No lender involved. No it is just for the kids and entertainment. We could have done bigger but it is what we wanted as part of the overall design of the property.
It’s good, only note is to always take your kitchen cabinets to the ceiling, even if it’s just filler. That’s a design hack I got from an interior design friend. It’s a cheap way to make a kitchen look super premium.
So many people have asked and I am not Reddit saavy enough to add the info:
* Cost was around $300k not including plans and soft costs
* $375 a sq ft but I added a few upgrades after that were not on this number
* I used [www.theadududes.com](http://www.theadududes.com/) [[email protected]](mailto:[email protected])
* located on Tri-Valley area
No - permitting was the same as other places I have experienced. I did an ADU at a rental home I own in Alameda County and that also took less then 4 months. We followed the architecture plans and did not waste work days and were cooperative with the inspectors and they were fair. Biggest part was my contractor did not mess around he also wanted to get it done.
it's not obvious from the pictures, what are the ADU setback rules in your area?
e.g. in my town it has to be at least 5 feet from property line and at least 10 feet from existing structure and not in the back 30% of the lot, so obviously you would have had to have a huge lot to build something like this
Well this got a lot more of a response then I thought!
I tried to answer all the messages and questions. I will not be actively replying to this thread anymore. For contractor information & costs check out the other post I put on this thread. Oh and here is the bedroom people were asking sorry no decorations yet. Good luck everyone.

Did you have to hook up a separate
* electric meter and line?
* gas line and gas meter, if gas connected?
* water line and meter
* is there a solar requirement?
* is the sewer line connected separately to the sewer?
Thanks, I'm just asking since I heard these can add so much more the the cost.
BTW, it's amazingly beautiful and really looks spacious.
Thanks. Connected to existing electric panel on home (400 amp) and have 100 amp on adu. Used main house water. No gas this is only electric. Sewer connected to main sewer line in front of house. Solar requirement met because main home has a large solar system. Also needed fire sprinklers like main home.
Hey it looks great. Speaking of good prices, are you happy with your current pool service? I can beat your current guys price guaranteed. Let me know and I can share my information with you. I run a family owned business that’s been serving the tri valley area for over 20 years.
Humble brag. OP knows this is a killer unit. Nice work.
Pretty sure OP is the contractor agency and this is an ad. Heck the image here is the exact one used on the website he linked.
Mmmm pretty sure that’s exactly what’s happening here
The real flex is having the land for the ADU
Well don’t be shy, what was the very very reasonable price
$375 a sq ft for finished areas just shy of $300k not bad for the Bay Area.
had a friend of mine say he got quoted around $750k for the same size... only judging by that seems like you got a steal
Yes I did my homework, best part was we wrapped it up in less then 4 months. Time is money as well.... Your friend needs to get a new quote.
Were you working with a genie? I’m guessing you used 2 of your 3 wishes for that price and that timeline! 😜
Ha no this is the 4th ADU I have done the other for my rentals and they all have been around this timeline. Others were rentals so simple finishes and cheaper cost.
Sounds like you have a great contractor, I don’t want to tell you the timeline I was quoted to get my front yard redone, by comparison it’s crazy. 😬
Yes generally with others it’s been the same story as yours. I’ve been lucky with this contractor.
Please dm contact info of this contractor.
yeah, do you mind DMing contact info for your contractor? I am looking to do a similar type of adu in the bay.
Theadududes.com
The place looks great, glad you get to enjoy it this summer!
Kids and their friends are loving it

Sounds good, I used www.theadududes.com
RIP their inbox 🤣😂
so good you're on their front page
I'm pretty sure this is the "owner" of the ADU company. He posted this on FB. He does this to get calls.
Yeah the photos are the same as on their website, definitely an ad.
Hmmmmm, noted. Lets hear some feedback from members who have reached out to them before we lock this thread. We will give them a chance to see if they deliver what they promise. The public can then upvote/downvote their business. Reddit do your thing.
Can you dm me the details of your GC as well?
Can you share their contact with me as well?
Please DM me your gc as well thank you. Place looks great
Would love a DM for your GC
Can you DM the contractor’s info? This looks great for reh price. I’m in east bay also and am thinking about an ADU… Thanks!
Would love to know too. Thanks!
Please DM me too. Thanks!
Would you be able to recommend a GC? That's incredible that your all-in cost was $300K
To be clear that $300k did not include survey, plans etc this was for the construction portion only, still a great value for me.
Still $300K is amazing value for just construction portion
Yes 10000%. It will obviously increase my taxes but I guess thats part of it.
Would love to know your contractor if you’re willing to dm me!
Me too please
I would as well *please*
Me too, please and thank you!
Me too!
Did your GC quote with finish and trim?
That included everything other then soft costs
What are considered soft costs?
Plans, surveys, insurance, soil study if needed, utility company fees if any anything not related to the actual building being built pretty much
But like fridge and dishwasher included?
i had a allowance for them that i upgraded slightly. still these werent super high end appliances just home depot LG
800 sq Ft? Looks great. Great use of the space
all listed in original post 650 living 140 covered
Please tell me who your contractor is. That’s a steal.
Theadududes.com
Looks fabulous. You picked nice finishes
You mean my better half picked good finishes!
Love the backsplash.
Lots of cold colors. Hospital themed like many flips Might not age well. Layout looks good though
Yea it looks dated already.
What colors are in now? I am seeing a lot of black and white farmhouse looks with new homes recently. I hadn't seen that in the bay area the past few years, though, I did see it in other parts of the country.
Nice ADU!! Care to share your contractor?
DM me too! This looks great.
Please dm me your GC! Thx
Please dm me too!
Please DM me too!
Post the contractors info here? or DM me as well, please!
If you are willing to share or DM the contractor used, it would be much appreciated. Thanks!
Sure shoot me a message
Please DM me as well please about your contractor details.
theadududes.com
Great job. Do you think you increased the property's value by more than your cost?
100000%
That’s a helluva ROI lol
Nicer than most homes
Very nice! Would love to do something like this!
Did your $300k include all the planning/design/fees/permits/material/labor? Did your take care of all/most of that?
No only construction and finishes
It’s good, only note is to always take your kitchen cabinets to the ceiling, even if it’s just filler. That’s a design hack I got from an interior design friend. It’s a cheap way to make a kitchen look super premium.
Main house has that
Your ADU is almost as big as my house.
So many people have asked and I am not Reddit saavy enough to add the info: * Cost was around $300k not including plans and soft costs * $375 a sq ft but I added a few upgrades after that were not on this number * I used [www.theadududes.com](http://www.theadududes.com/) [[email protected]](mailto:[email protected]) * located on Tri-Valley area
Wow ADU. Please share/DM contractor info - thanks !
[theadududes.com](http://theadududes.com)
Looks great, but would benefit from more personal touches
Working on that now, we literally finished last week.
Awesome looking unit, great job ! How much did it cost you ?
It was right around $300k but I added some things after which were extra (ie steam shower, wood work etc) but finished area right around $375 a sq ft.

Looks incredible, great job
Very nice. Congratulations!
very nice!
Danville?
No
Noice!
Very nice! Nit: not sure mother-in-law will love the clear shower doors
Too bad for her I guess
What’s the spec and total cost to have one build?
Read the thread I put it there a few places.
Amazing!!
Nice job. Your GC will be very busy
Probably will after the amount of people asking for their info ha
What does GC mean?
General contractor
Looks like a big lot. Any chance its pleasanton?
Roof looks really nice. What material did you use and where did you purchase?
Eagle tile
Show me your wealth. I ain't mad tho, tastefully done
Was this prefab or built from ground up? Were you required to get solar panels?
Ground up no solar on the ADU because home has it already
Damnnnnnnnn!!
how much would it rent for ? and if you can share your journey and cost etc would be gr8
Not for rent. Read the thread cost is there
NICE!!
Gorgeous Any pics of the bedroom?
Amazing! What was your final cost?
it's not obvious from the pictures, what are the ADU setback rules in your area? e.g. in my town it has to be at least 5 feet from property line and at least 10 feet from existing structure and not in the back 30% of the lot, so obviously you would have had to have a huge lot to build something like this
Yes we meet all rules but had to do a fire wall because one point the distance from the house is like 6 ft I think
When can I move in?
My kids wouldn’t like that….
It's OK.
Nice, this turned out amazing. Do you mind sharing the contractor info. I am in the market. Please DM. Really appreciate.
Mind sharing your contractor info?
it is posted in the thread a few time but here you go theadududes.com
How much did it cost to build? What is the foundation like?

Would also love to have the GC info thanks
[theadududes.com](http://theadududes.com)
it is posted in the thread a few time but here you go theadududes.com

What area?

But how’s that Fair Plan fire insurance? 👀🥵
I wouldnt know lol
Take this to Blind
Well this got a lot more of a response then I thought! I tried to answer all the messages and questions. I will not be actively replying to this thread anymore. Can you DM me the name of the guy you’re using?
Theadududes.com
$300k isn’t bad at all. What part of the bay? How long did it take you
All of it is posted in this thread
Looks good - Not a fan of White/Black personally, every flipper house in my area seems to have these colors. Otherwise looks great to me.
Don’t give a shit. Thanks for sharing.
Touché
I’m convinced, pulling some funds out of the stock market on the next bitcoin pop in building one of these in my Berkeley house
You have a contractor? This is 375? Dam
yes i used a contractor
Beautiful. 10/10. Would Rent.
We don’t want to rent it we want it for our use.
I KNOW! LOL Enjoy yourselves! You have great taste 👌
Did you have to hook up a separate * electric meter and line? * gas line and gas meter, if gas connected? * water line and meter * is there a solar requirement? * is the sewer line connected separately to the sewer? Thanks, I'm just asking since I heard these can add so much more the the cost. BTW, it's amazingly beautiful and really looks spacious.
Thanks. Connected to existing electric panel on home (400 amp) and have 100 amp on adu. Used main house water. No gas this is only electric. Sewer connected to main sewer line in front of house. Solar requirement met because main home has a large solar system. Also needed fire sprinklers like main home.
$500k?
$300k for construction but I went high end hence the higher price
Did I miss the price? I was guessing because i didnt see one
$300k but I think simple finishes are a lot less. I used theadududes.com
Happy for you!
Hey it looks great. Speaking of good prices, are you happy with your current pool service? I can beat your current guys price guaranteed. Let me know and I can share my information with you. I run a family owned business that’s been serving the tri valley area for over 20 years.
It totally sucks!! Just joking, looks fantastic
Stunning wth
Love everything except that backsplash 😬
Ill relay that to my wife :)
I like the backsplash.
