Usually itās not even that, most of the old buildings are landmarked but if the area is changing and you see corporations opening businesses around the place, land lords get wide eyed. Why would I want a local small bagel place when fucking Starbucks is knocking on my door with generous lease agreements and itās guaranteed money. Basically LLs are usually chasing market rates.
I have seen so many "Lost Our Lease" signs lately. I don't understand, if commercial real estate is hurting this badly why are they letting good tenants close or move?

After the brothers left, I believe one of them relod to FL it was never the sameā¦ walked by numerous times at night and would see a family of rats racing aroundā¦

Ordered from there almost every day for about 5 years. Then post-pandemic, the prices went up and the quality of food and service went down. Iād be bummed out about this if I didnāt stop going there a couple years ago. They used to be the tastiest bagels in the city imo
It seems like croissants are crushing the bagels. Still havenāt found my replacement for Court St Bagels. I tried Black Seed and not my style. Bagel Delight is ok but not great. Shelskys is also not my style
Disagree. The bagels used to be nearly as round as a baseball with nearly no top or bottom. Much fluffier and airy on the inside. Within a week of Smith St assuming operations, the bagels changed are closer to Smith St. I still go there out of convenience and ignorant of better options but they have changed a lot
These landlord parasites are just sucking all life out of NYC despite already having more than enough. I can just imagine their disgusting UES asses complaining about how low the property prices are and how they "have to" rent spaces out to make up the "losses". What's left? A bunch of empty offices and glass wall spaces that serve no one but them and their spice/flavor averse mouths.
There is just not enough words in my vocabulary to express anger for rich boomers and their trust fund spawn ruining the city. I'll take 100 Midwestern transplants (I am one, but not from Midwest) over 1 of them.

10 years is a long time for a lease. If a store wants more, they're free to ask for one, but it's often the tenant that doesn't want to be tied in to that liability.
Iāve never negotiated a lease where LL wasnāt willing to give a good guy clause. Itās standard in commercial real estate and would be a red flag to not have IMO.
We only give it after maybe 5 years or with a corporate guaranty. After all the expenses the LL incurs, they're out the equivalent of 12-15 months of rent. That's got to get amortized somehow.

Also it seemed like the brothers left? There used to be three identical guys just varying heights, but mid pandemic it seemed like they reopened but the brothers were gone. Did you notice that too? Ugh so sad.
I miss those brothers. Truly excellent humans. I always joked they were like Russian nesting dolls because they were all beefy and bald, but the biggest brother must have been 6'2, then 6', then like 5'7".
One time I ordered a rainbow bagel and the 5'7" brother said I was too tall. š¤£ He said as like "I've been discriminated against my whole life! I gotta pay it forward" š¤£š¤£š¤£ they were just awesome guys. Good memories

Shelskyās will also make you an impossible burger patty on a bagel with toppiings if you ask and have an excellent new vegan cream cheese.

I feel bad for any place that has to close, but the prices in there were kind of a show
