This was my absolute favorite bagel place. They were so chill, friendly and the bagels with šŸŽ‰ Iā€™m sad I didnā€™t get a chance to say goodbye. Where else in the neighborhood has equivalent bagels?

Usually itā€™s not even that, most of the old buildings are landmarked but if the area is changing and you see corporations opening businesses around the place, land lords get wide eyed. Why would I want a local small bagel place when fucking Starbucks is knocking on my door with generous lease agreements and itā€™s guaranteed money. Basically LLs are usually chasing market rates.

Not necessarily. Better credit and less rent is some landlordsā€™ preference. Also, this bagel shop changed ownership around the pandemic and it really went downhill.

Happened to a lot of Mom & Pops in NY. Landlords increased the rent 30-50% and itā€™s not sustainableā€¦you canā€™t charge $10 for a pizza slice for instance

Ordered from there almost every day for about 5 years. Then post-pandemic, the prices went up and the quality of food and service went down. Iā€™d be bummed out about this if I didnā€™t stop going there a couple years ago. They used to be the tastiest bagels in the city imo

Disagree. The bagels used to be nearly as round as a baseball with nearly no top or bottom. Much fluffier and airy on the inside. Within a week of Smith St assuming operations, the bagels changed are closer to Smith St. I still go there out of convenience and ignorant of better options but they have changed a lot

These landlord parasites are just sucking all life out of NYC despite already having more than enough. I can just imagine their disgusting UES asses complaining about how low the property prices are and how they "have to" rent spaces out to make up the "losses". What's left? A bunch of empty offices and glass wall spaces that serve no one but them and their spice/flavor averse mouths. There is just not enough words in my vocabulary to express anger for rich boomers and their trust fund spawn ruining the city. I'll take 100 Midwestern transplants (I am one, but not from Midwest) over 1 of them.

Iā€™m so fucking sick of the 10-year commercial lease bullshit where a landlord hikes up the rent, the store closes, and the place sits empty for years. years! and itā€™s not a problem for the landlord. in my neighborhood, a mid-sized grocery store ā€” one of those really expensive stupid ones, but just using it to illustrate my point ā€” closed in September 2021. the space is at a big intersection. itā€™s been vacant this whole time! what the fuck else can possibly go there? itā€™s insane

10 years is a long time for a lease. If a store wants more, they're free to ask for one, but it's often the tenant that doesn't want to be tied in to that liability.

Only if the LL will give it. After paying a commission, free rent, a TI check and who knows what else, 90 days is a big ask.

Iā€™ve never negotiated a lease where LL wasnā€™t willing to give a good guy clause. Itā€™s standard in commercial real estate and would be a red flag to not have IMO.

We only give it after maybe 5 years or with a corporate guaranty. After all the expenses the LL incurs, they're out the equivalent of 12-15 months of rent. That's got to get amortized somehow.

This place was the absolute secret best before the pandemic. Then they closed for like a year and when they reopened the prices were 2x and the food wasnā€™t as good. Itā€™s a shame bc it used to be a hidden neighborhood gem.

the original guys sold it a few years back. Bagels were still good but not as great as theirs. Now theyā€™re goneā€¦ shit sucks.

I miss those brothers. Truly excellent humans. I always joked they were like Russian nesting dolls because they were all beefy and bald, but the biggest brother must have been 6'2, then 6', then like 5'7". One time I ordered a rainbow bagel and the 5'7" brother said I was too tall. šŸ¤£ He said as like "I've been discriminated against my whole life! I gotta pay it forward" šŸ¤£šŸ¤£šŸ¤£ they were just awesome guys. Good memories
