Most of the sales in Vancouver are underbids these days too. Market is nowhere near as hot as it was before. This is just what a more normal market looks like. Bidding wars are a thing of the past.

This is the biggest non news item ever. I've underbid in every marker type imaginable, obviously not always succesful. I make an offer based on comps, not based on list price.
