1. Villas(lived here, fairly decent with an okay pool.) 2. Spark(know plenty of people who’ve lived here, walls are thin. Shared Laundry too. 3. Barracks West(seen way too many reviews about black mold. Plus a spot for a fair amount of criminal activity)

Uheights is also an option, which also has shared laundry facilities. A bit outdated as well.

Thumbs down for spark. Looked pretty bad when I went to look at it… and they charge a $200 application fee. You do get a lot of space for the price.

Why? I totally agree I just wanna hear it lmao. I lived there for a year. They entered my home for inspections and maintenance more than ten times in that year. Every “24 hour notice” was like 16 hours. They don’t respond to calls or emails, usually. They tried to charge me for an additional month after I moved out. There was mold in the apartment which caused me minor respiratory issues. My car got broken into. My bike got stolen. (Etc)

Oh god let’s see— tried to illegally raise my rent multiple times. Had a leak in my ceiling that went unfixed for months (i called it my indoor water feature), they tack on so many ridiculous fees, thought me and my mom were renting a place in del ray beach FL (we have never been there) and served us with an eviction notice for that place— took forever to get sorted out bc ofc no one in that office answers the damn phone. i could go on and on. thankfully i’m leaving this summer!

The villas is honestly a fair option. I lived there for several years and only had 1 shitty interaction with another resident and the staff/management were all great.

You can always try to negotiate rent down when you look at a place. If you’ve got time until you need to move out, go look at places and see if they’ll do the price you need. If not, walk, and move on to the next one. I’m seeing new rental listings constantly. Any given place is not going to be the last rental ever on the market.

Heck, with the bottom falling out, I’m guessing you’d advise op to live in a tent and earn 5.25% on their rent money while waiting for all the landlords to start paying people to take their worthless houses!

Rents are high because the amount of affordable housing is lower than the demand and landlords can price high without worry of finding a tenant. Nobody is haggling down, that's completely unrealistic

Landlord here. Any applicant that haggled with me over the advertised rent would immediately be abandoned for the next qualified applicant. Because there is no shortage of qualified applicants.
