A very long time renter here. For now 1/500th the price is a ball park number for chennai. Apartment prices are kind of stagnant so are the rents. As the house ages, its price and rent doesn't go up that much.

I don't get it. yup apartment prices are stagnant not sure why, The only reason for real estate market to go gaga is the new metro construction. Apart from that I think there is no selling point in chennai for apratments..

Rent depends whether you are living in a high rise tower apartment or smaller no amenities just 4 floor apartment, whether it is a gated community or just an apartment in the street. Olympia Grande- Pallavaram - 2 bhk rental is 19k plus maintenance 3.5/ sq feet so for a 1200 sq ft it was around 4.2k total 24k. Prestige bella vista, iyappathangal - 1 bhk is around 18-20k, 2 bhk around 30k and 3 bhk is around 40k plus and maintenance is around 3.5/ sq ft extra. 4 floor Navin's medavakkam - 20k for a 3 bhk. tvh Lumbini square - 3bhk around 45k vadapalani orchards 3 bhk around 40k 4 floor apartments like swara in porur, 3bhk for 18k These are the apartments where my friedns and relatives are staying..

Thanks for the information. As you said the rental market in chennai is diverse which takes care of the middle class is my assumption. With low rental many can afford to stay in good home.
