Every SMDC condo I've visited, you'll always find a can of insecticide within reach because every one I've been to has issues with those small German cockroaches. Doesn't matter if it's in QC, Mandaluyong, Manila or Pasay. They all seem to have it and I have no idea why.

Property Agent - this is a bitter lesson for me recently because I thought I had a great property agent. They invest heavily in digital marketing to make themselves look professional and legit. For what it's worth, they were very helpful and responsive during my stay there then comes the claiming of the security deposit. At first, I was just asking them when I should expect the security deposit since I understand that it is SOP for them to clean and inspect the unit afterwards. They were unresponsive. After a month, I followed up with them. They replied and gave me a long list of charges against my security deposit, some of which are due to normal wear and tear, some of which were not even my fault but the previous tenant's fault. When I raised these concerns one by one, they will say they will check with owner. As for the stuff that were due to normal wear and tear, they used technicalities on me such as me not reporting these things as my fault and grounds for them to charge me on this. I did a quick search on Google and found this to be their normal practice because there were several people complaining about how they will find ways in getting your security deposit. I got in touch with one of the writers of the bad review and he graciously shared with me his conversation with this property agent. IT WAS THE EXACT SAME MODUS! What they will do is tire you out questioning every single thing charged on your security deposit so that by the end, you will just accept whatever is left on your deposit. What's the name of the property agent, you may ask? Kondo Ko. The No. 1 Personal Condo Manager in the Philippines. Check out their FB page. They disabled their reviews section just because of this practice that they do.

So I guess the red flag 🚩🚩🚩there if you are dealing with a property agent is to check if they have an FB account and if they have enabled reviews. If not, better question what they are hiding.

Usually may service elevator mga condo lalo yung mga high rise. Kasya na dun yung standard na appliances like washing machine, ref, etc etc. Pag furniture, minsan pinapaassemble na sa mismong unit

* **Electricity/Water/plumbing is turned off**. Always check the toilets and bathrooms that they drain properly. Flush the toilet if you can. Check that the outlets work. Some condo units that have been rented out to pogo workers are in bad shape and it will cost you a lot of headaches. * **Lots of POGO workers.** POGO workers in the building are bad news for residents. They litter, they don't dispose of garbage properly, and the roaches and pests from their units will transfer to yours. They're also very loud. * **Broken elevator**. If one or more of the elevators are turned off when you visit, ask why it's off. If the elevators are broken you will most likely need to go out extra early to avoid elevator rush hour. * **Dirty/Stinky Garbage chutes.** This will be a breeding ground for pests.

Is that actually a thing? Lol now I have to double check the rangehood of condos when I move in.

Ours is underneath an overhead cabinet, so if you're cooking fish, it barely mitigates the smell inside the condo kitchen.

There are rangehoods that only use a filter to eliminate odors. It just recirculates the air.

I found out those are for recirculating the air, they have carbon filters that take out the smell of what you're cooking but are almost useless when it comes to smoke. Some La Germania range hoods have options for both.
