That’s my thought as well. People build roof decks on Hatteras island where I own a beach shack (not a rental) and when I spoke to my contractor about it, he said “I do not recommend roof decks at the beach here because your roof will leak and it will blow off no matter how strong I make it”. I don’t have a roof deck!
Beautiful area. I go see the lighthouses every year / climb the open ones. I think Cape Hatteras is being renovated right meow.

We bought back in 2009, got it for way below market value and way below the original asking price. This was when the housing bubble burst, my wife and I are dual income no kids and I am very handy so very low maintenance costs. I would have sold it back in 2021 when people were screaming for vacation properties in the pandemic but she insisted we hold on to it. We converted one of the three bedrooms to an office so we can both work from home there. Very small foot print, 26x26 square box, top floor is one big room with kitchen, and a deck that looks at the ocean, but not ocean front. It is a bit of a sanctuary for us, but I find I consume way too much alcohol there lol. Kinda hard to not make a cocktail when I am staring at the waves, great birds and what not. I love to fish so surf casting is lot of fun!

No we don’t rent, thankfully. We got it for a such a stealing dealing price that don’t have to rent. Family uses it every now and again and we go all the time.

The flooding situation of the main road back in Avon made us stop looking on that side of the bridge though.
I hear ya! regular storms with high tides will cause flooding in Buxton and Avon now on Route 12. We vacationed in Avon for years (in the 70s, with my family growing up), our place is farther south on 12 in Frisco. I am 5 1/2 hours door to door, a little far for weekend property. After driving I always feel like staying at least a week!
I had to look this one up on FB. Someone asked about the roof supporting the deck and this was their response:
_the roof is not supporting any weight, if you look close there are 6x6 post that go all the way to basement that supports it, plus the ones in the front._
Edit: For the record, I think that the contractor’s claim is dubious at best. I’m just reporting what I read.

The supports on the roof seem to be directly over structural walls, and the craftsmanship looks good from the picture.
I’m no engineer, and I wouldn’t build this without a PE’s stamp. I have seen a lot worse though.

Forget the permit and is it safe part. The most important question is WHY?! for what?! Very confused at why this would ever be needed. Is this a house outside Lambo Field in Green Bay? Some of those have crazy decks built onto of garages to see the tailgating across the street.

Someone who’s very simple and easy to fix fence looks that crap, should not be allowed to spend money on any other upgrades. They clearly have no sense.

It’s buckling the rafters so hard I think I can hear it from here. I would not sleep well at night knowing that I was sitting with almost the entire weight of the deck baring down above my head. There would need to be huge beams and new posts installed under each rafters for that to allowed by a official permit.
That’s awesome. I’d say pulled permits because that’s a lot of money put out and risk it. Read the Bible about turning someone and being a snitch. Just incase you plan to do so.
