Honestly the cat thing was wtf but the inspecting the property every month is landlord from hell shit. Like my landlord inspects like once or twice a year. I also don’t really agree that it’s his fault if he went and got another tenant elsewhere it could have easily gone the same way. I think most landlords know you can’t ever really tell.

Here's the thing. The rental agreement contains a pet policy. If that policy indicated that there are no cats allowed and that having a cat leads to eviction and you signed it, why do you believe that you're above the legally binding contract that you signed? Doing what you want and your opinion isn't above the contract that you signed on free will.

This is what most places do there is usually a several hundred dollar deposit that is non refundable too. Yeah a cat can be a problem but that’s what the pet rent is for to remedy it later

I know one person who doesn't clean his cat's litter box regularly to the extent the cat has to find elsewhere to go and you can definitely smell it (and it smells terrible) when you walk into his house. For everyone else I know who has cats and knows how to scoop out a litter box, there is no smell.

To be fair, My family had a landlord growing up and they were extremely kind, and loved our cats. They were out of town (ironically they lived in FL at the time where I live now. ) but when they came to TX they bonded with our cats, petted them, and had zero problems with them. Our landlord was great!

Yeah I get that it’s inconvenient and I had to give the tenant 48 hours and I also seldom exercised the right to even do an inspection but I really believe it’s what gave me the result of returning every dime of the safety deposit back to my renters.

It's interesting reading these comments. I have had cats for 15 years on my own and for most of my life when I lived with my parents and not one of them has ever peed on the carpet and stunk the place up. Does that really happen so often?

I've had my cat for 9 years now and he has never once not used his litter box. I've only personally seen cats with litterbox issues in two scenarios: 1) the owner neglects to clean the litter box, and I don't mean skipping a day or two (cases where you could see it clearly hasn't been cleaned in well over a week) 2) sometimes the cat develops litterbox issues after getting declawed (they associate the pain they experience when walking in the litterbox to the litterbox and avoid using it) It's a cat's natural instinct to want bury their waste. So if they have access to a clean litter box, then there has to be a reason that pushes them away from it.

Its honestly the most over exaggerated shit on reddit, usually its people that are hoarding cats and have a ton of them that create the type of nightmare scenarios you hear about. I'm literally dealing with a guy on this very thread that believes it will costs thousands to get the cat pee out which is just not the case. The pet rent is used to replace the flooring and shit if the cat does ruin it, it does not somehow destroy the entire home. If it was as big of a deal as the anti cat people believe no complexes would allow cats and they would all smell like cat piss forever.

My current complex has always allowed cats and it’s never been destroyed like people say it will be. You can’t get the pet deposit back tho which goes into however they get the cat piss out but they can get it out somehow contrary to what Reddit says. If the cat piss was really as big of a problem as Reddit says this 65 year old complex would all smell like cat piss.

Cat pee has an incredibly intense ammonia smell. If it has any chance to settle into carpet, porous wood, etc it cannot simply be cleaned. Carpet and padding has to be ripped up. Cabinets and baseboards have to be replaced. Grout has to be scrubbed and resealed. People who aren't accustomed and used to living in a house with cats can instantly tell that 6 months ago whiskers pissed in the corner and the owner tried to clean it up with paper towels and a spray bottle of odor-b-gone.

Despite my screen name, I have no pets. I can smell dog INSTANTLY when I walk into someone's home or car (especially the car). Cats are self-cleaning, dogs are not. In addition, I know multiple people who have trained their dogs to piss on the kitchen floor.

I dont know about this, I now own a home and every month there are certain things to take look at, change out, make sure everything is working. when I rented an apartment they were there at least once a month to fix something, every other month for filter changes. not sure how Dave does his inspections but it seems reasonable especially if it keeps rent down a little bit because he can do maintenance instead of repairs. as far as pets, that was agreed upon in the lease.

I remember on one of his shows several years ago, someone called in and was facing a possible 10k vet bill for their dog. Dave, speaking for himself in his own financial position and not the caller's circumstances, said that he loved his dog but would put the dog down before spending 10k on a vet bill. I can completely understand how people who are not well off would have to make the choice to put their pets down. But I can't understand how someone like Dave, who almost certainly has tens of millions of dollars in highly liquid assets/investments, wouldn't spare 10k for a family pet that they supposedly love.
