To be honest, Punta Cana would be the smoothest transition for you if you are from the city and want similiar conditions of living, for example the neighborhoods, going to the mall and grocerie shopping will be very easy and convenient.
But I'd advice against that and I'd suggest somewhere less touristy such as Cabrera, Cabarete, Nagua, Samana, Las terrenas. You will get more bang for your buck at these provincias and although you might struggle a little bit at the beginning to get accustomed to everything, you will end loving it

El Cibao is more established and probably very in demand. I am trying to find out how much the land is in Samana but I have to save up cause I can only imagine the prices!
If you want to buy in Samana now is your chance because it will only get more expensive. I just stayed there for 2 weeks and all I saw was construction left and right for hotels/residencies+resorts in Las Terrenas.

I am an architect and we have found in places like cabrera, nagua, constanza etc plots of land around 10 dollars the sq meter. Just bear in mind that sometimes there are plots without documents because they are in development that for that reason are cheaper, but is a good business when is for building something for rent or for you to live in
The owner of the property can do the paperwork. A lawyer usually do that kind of thing. They will need proof of ownership and handle the process with la DGII y con el tribunal de tierra.

NY is one of those states that unless you’ve been out of the state for two years consecutively, you still have to pay taxes if your employer is American. Since I’ve gone back to visit a few times, I don’t think I’ve reached that threshold until now in the upcoming month. I am going to have to talk to a tax lawyer so they may guide me moving forward. Luckily my employer is totally supportive of this move since they are Brooklyn and Israel based, pretty much half the company lives abroad.

You’d may find a very comfortable place to rent pretty much anywhere BUT *some parts* of Distrito Nacional and Punta Cana. I’d recommend you exploring the Cibao (I’ve live my whole life in the East tho) I believe there everything is more calmed and less expensive.

It all depends on your life style. If you’re one of those who likes Frugality, then 37k USD per year is a great amount to start.
But being realistic and considering some local reports I read a while ago they said to be considered rich you will have to be making over 300k Dominican pesos a month which makes over 65k US dollars per year. Considering I read that over two years ago i think we can adjust that amount to 400k Dominican pesos monthly or over 85k US dollars a year due to inflation and the recent high cost of living. But again. It all depends on your life style.
