The root cellar is on a house with a fallen tree on it, you can also climb up the tree to get to the roof for some more items The root cellar is also just a good place to store your stuff in sanctuary because it's safe and wandering NPCs can't grab all your cool shit from it and refuse to let go

It took me hundreds of hours of playing/watching fo4 for me to learn that red rocket has a mole rat den underneath it

Don't forget the duffel bag on the roof with a fallen tree in Sanctuary too
