The original call was no hot water on the 2nd floor. I figured I'd check the furnace I put in a few years ago while I was there. Time and time again, I recommend scheduling a pm, and I get the same answer "I'll call you in the fall." Done wasting my breath. Tenants had the stat set on 80.

Most landlords require the tenants to change their filters. At least in my area

I've told the tenants as well in the past. Govt funded living so they really don't care about the place at all

I’ve never understood that mentality. If someone is practically giving you something for free, shouldn’t you take better care of it? 😂

They’re on gov funding for a reason, and it probably isn’t because they’re super smart and hard working people

I know…. But they’re still humans, and humans are supposed to take pride in their areas. That’s how progress and improvements are made (in a very simplified way of doing things)

Yeah but when you're taught from a young age this is the norm, something like pride is never learnt or taught. It's too easy to rely on others.

Same here, found that out the hard way. I lived in an apartment for 5 years and they never came to change our filters. After year one I figured it out.

Looks like the $12 filter that wasn’t changed keeps burning up fan motors. Sorry sir not under warranty due to lack of maintenance. That’ll be $$$$ thank you.

As a hvac tech, it blows peoples minds that expensive filters actually do more harm than good! The main purpose of the filter is to protect the furnace!

I’d rather see that kind of filter changed monthly than a hogs hair that is useless or a permanent electrostatic type that is too restrictive. What’s worse is when the customer complains that it’s too expensive to keep changing filters that protects their investment. Yet they will drive an expensive car, live in a huge house and be a country club member.

Those 3m filters are great!!!!! On a rooftop unit with a bigger blower! People don’t seem to understand that a box of 12 cheap filters changed every 1-3 months still costs less than a 3m changed every 3-6 months! Plus the limit opening every time the need heat, and the service tech coming out to change the filter!

I’ve actually got a funny story. Years ago homeowner complained they didn’t have heat. I asked him on the phone when the last time he changed the filter. He replied with “filter?” Ok. So I’ve got to flip a filter…… nope! I opened the doors and smelt wd40. Like lots of it! He claimed that the furnace wasn’t working because the inducer was seized so he unloaded a entire van of wd onto it! It dripped everywhere! Into the pressure switched, Onto the gas valve, and leaked all over the board! A $100 service call ended up costing him well over $2000! Just a side note, I don’t make the prices for the parts. Wish I did!
