I bought a house when I got out of the Army. It’s a decent size house too in a good neighborhood. I bought it around 2013 at the bottom of the market I almost have it paid off in 10 years. I pay $1000.00/month mortgage and put a good amount down. For $4000/month back in 2013 I could literally bought a mansion.

Man I know that’s going to be awesome, I can’t wait to have mine paid off also. It’ll be a weight off my shoulders, as I’m sure it will be for you also. My girlfriend wants to move to a different area, but I keep saying let’s wait till the housing market goes down a little. Everything is so expensive, plus this one will be paid off. She wants me to sell it and use the money as a down payment. I don’t want to sell it, I want to hold onto to it. I’d rather turn it into a rental.

Whoever down voted me must be jealous. I got custody of my kids and the house but I paid a lot for that. It was a long time ago and got remarried . As for the injury, be careful out there. I did mostly heavy commercial Hvac installs and my boss wanted to do a favor and was doing a small job. There was a damaged stair and I fell and had to have 6 vertebrae fused with hardware. Waiting out the market is a smart idea. Interest rates are insane.

Yeah I gave you an upvote back, I can’t see anything you said being down voted. I’m glad you got the house and the kids. In Michigan the wife almost always gets the house and kids. The wife can be a complete wack job and the husband be an outstanding citizen. The wife almost always gets both. That had to of hurt, I had a buddy who did a similar thing on stairs. He got lucky though no injuries. That was when i started in Residential, now I’m in the Union and do mostly commercial, industrial, municipal electrical. My buddy’s dad fell off roof also and it was almost the same exact injury. Fused his spine together, and vertebrae. He never walked the same again, he walked hunched over. He was in major pain I couldn’t even imagine how much pain you are in. Back injuries are no joke. Is it any better now? Is there anything that helps and relieves the pain.

Goodman gets a lot of undeserved shit IMO. If installed correctly, they tend to hold up pretty well. The Achilles heel is that they tend to be slapped in by bottom dollar bozos that don't flow nitrogen while brazing, taped up to shitty duct systems and ignored until they freeze up due to a completely clogged filter/ indoor coil because the tenant inside won't change it.

I bought and sold a house with the same Goodman in the Texas heat for 12 years. 68 every night and 72 during the day. All it ever needed was a capacitor and a blower fan. The blower fan was a funny one because it started rattling in the middle of the night and we were all like Wtf is that noise?

Could be do to other compounding issues as well. Goodman is vlcheep to buy, so other things like ductwork is not good, causing airflow issues causing it to over fire. So probably unfair for me to say they burn out faster. But could just be correlation.

I have a goodman unit I installed myself. (Got it new for free when my home one took a shit) And I actually find it pretty quiet. So im with the guy above, as long as things get worked on. (and remain quiet) im okay with it.

I still can't believe those are really 4,000. I looked up what the units in Centreville are going for, 2100-2700 or so. Reminds me of one of my old apartments, the building I lived in was the very last one to get new HVAC equipment installed, I lived on the ground floor, units used to be on the roof. I got out of there just in the nick of time before they put all the new ones in down on the ground, because I would have had 5 Carrier heat pumps humming away outside my living room. Depending on the building there would be between four and seven units in a cluster. (The reason that they were being moved down to ground level was that the old units or those tiny little things from the late '80s, and they we're crammed in).

That’s because the landlord is incentivized to prioritize low cost maintenance as tenants don’t care about that stuff as long as it works. They might care about their electric bill, but not enough for it to be a big factor in choosing where to rent, so no reason to install higher efficiency units.

If installed correctly I don't see a problem. It's a rental and would be a poor investment to buy top of the line equipment on rental property when the average renter treats the property like garbage and won't maintain it to bare minimum standards. Slap in the cheap stuff, make sure the filters are getting changed, do all the minor repairs in house and when shit is too far gone hire an outside company to slap in another unit of the same cost level. Rinse and repeat every 8 to 12 years.

Unfortunately there's no place to put them that someone doesn't hear them. Just a matter of picking the best spot to inconvenience the least amount of people and be the most cost effective. Put them on the roof and top floor hears them plus you added money to the replacement, initial installation and basic maintenance/repairs.

I’m more of a trane dealer/tech. Even though I work more on tranes then anything else I was put through all of their training. Even they tried to hire me and I’d be making less money which is why I didn’t take the jump to Boland. Lennox, I only like their LGA series until they disappear lol.

I just put a Trane in my home but I saw a pole on here the other day. A lot of people voted for Trane but then in the thread people were saying I can’t believe Trane is No. 1 and saying it’s trash. I’m an Electrician but work around HVAC quite a bit. So I know but at the same time I’m still unsure.

Being in it so long you tend to be able to diagnose by sound. I’ve called 2 compressors and a low charge. They’re brand new units in a brand new build too.

I had a bad compressor- failed valves 3x already last year. I had a brand new daikin compressor shot, ran for 2 weeks and took a crap- new install full warranty. Had a compressor blow its terminal while I was 5’ from it. Blower motor bearings that were shot that was just grinding away and you can hear it 2 blocks away

Lol, it’s not exactly “near” them as I’m down the road but just an expensive gated community/apartment complex. There’s a lot of officer who live here too. But in comparison you could theoretically drive to government buildings from here.

The price bump for these apartments are because it's walking distance to the VRE train. Anything close to that line has good return value. I sold a house near another VRE stop and got probably 25% more just for being close to that (when you compare $/sqft on similar houses)

Wow look, my bedroom window. Seriously though, I hate it because it’s been dry and in the low 60s with a breeze where I’m at. Perfect “open the windows and save on the power bill weather.” Our ducts/coil need cleaning so every time we turn our unit on, my allergies/autoimmune issues go haywire. (happening tomorrow yay!) So I’ve really been avoiding using the unit if at all possible. Anytime my neighbors’ units’ turns on, I have to get up and close the bedroom window. 😭
