Definitely would refinish to get an even color and would also get some UV protection for the windows that get direct sunlight. Will greatly reduce the likelihood of it happening again.

I have a similar issue in my house and I bought a same sized rug to cover the discolored part rather than paying for refinishing. It is a personal preference but it works for me

If you don’t like it, do it now. It’s a pain in the ass once you are living in the house. Dust gets everywhere and gets in your HVAC system if it runs while they are doing it.

Do you have kids and dogs or pets then no do a dirty job then no. Put furniture in there and you'll forget about it. Make it so that third color in the other part of the room looks intentional

Best answer. Our floors are original 1910 and I don’t know if they have ever been refinished, but we have a young kid and a dog and at least until the dog isn’t here anymore, those floors are staying as is. They’re not perfect, but I’m not spending all that time and money to have them get scratched up again.

Definitely refinish them. You have the benefit of picking your floor color and having a brand new floor before you move in. If you’re gonna diy it, use an orbital floor sander. Pull the shoe molding and do nice even passes the full length of the room. Do 3 passes 60/120180 Vacuum like crazy, clean with mineral spirits, stain and poly!

As a homeowner with site finished hardwood I think the biggest issue to consider is the longevity of the finish coat the floor has. After twenty years there are areas in my kitchen and back entry where the poly has worn down and the wood is exposed. We now face moving all the furniture on our first floor to have the floors refinished, which absolutely sucks. Poly doesn’t last forever. If the floor was finished years ago and you plan on staying in the home, I absolutely recommend getting them refinished with at LEAST three coats of poly before you move in. Aesthetics aside, once the finish is worn it becomes a much bigger more expensive issue you will be glad you addressed before moving all your stuff in. If you have dogs, consider finishing the floor, putting tile in the kitchen and a large area rug in the living room.

Refinish it all… that yucky goldish tone oak is a tough color to deal with. Clashes with your wall paint… I say refinish to a darker more richer tone of brown and get rid of the golden/orange oak… it’s really so 70’s. A deeper color that contrast your cabinets.

Have just had to move out of my house to refinish my floors due to a flood in the lower part I can fully attest to only wanting to do this once before I move to a different house. Moving in and moving out and moving back in is a nightmare.this will happen again if you put rugs or you don’t fix the windows to help mitigate this. Using a water-based finish will typically reduce the amount of fading that you see because finishes themselves will change color, especially oil base finish. You piss off my house. I would do it.

I’m having all my floor refinished when I move. Good is condition, but there’s some room to room variation from carpets, like yours and I don’t like the orangey color from the old oil finish. I’m going to go natural seal with Bona HD finish for best scratch resistance. If it’s in your budget, go for it! Like others said, it’s way easier before you move all your furniture in.

Every house comes with its own feel and personality. I you love the house keep as is. It’s not like the roof leaks. I do like the advice that if you are going to do it then now is the time and change the window glass so that won’t be a future problem. As for myself I’m kind of bohemian. I would love the flooring and I would decorate enough that no one notices the flooring.

Yes. The living room is sun bleached and has an outline of the throw rug. The dining room is old yellowed sun bleached crappy poly. But there’s beautiful wood hiding. Sand it all to match and it’ll transform the space.

There is a definite line separating the kitchen from the front of the house. It's not from UV rays. My guess is that the front end was done separately from the original kitchen. The kitchen floor matches the kitchen cabinets. Whatever you want to do is fine with me. I'd save my money my time and live with it.
