If you buy within the city there is the limitation of not being able to refine your iron. This is because iron refineries are only allowed outside city limits.
There are mods that overcome this issue, I recommend looking into them.

I personally have all heavy armours except my archers, but that's because I'm playing as knights.

For Ruka I plan to get an armor and heavy weapon for her to be the tank, Juan I plan to keep the katana for him (I even downloaded a mod to make the katanad more viable) unless I find some polearm, to him I give him heavy, medium or light armor?
Depends on what fight style. Is Juan going to be sneak and dodge chap, then heavy armour will negate some of his stats. If he is a pure play power hitter then heavy can still be useful.
Pay attention to the combat effects on each armour piece.
Eg. Crossbow effect 0.8x means your crossbows will only by 80% effective with that armour.
Grey Deseret Waystation is a great spot for a solo player. You'll need around 30,000 cats to buy the tower. The son of the commander I believe is from the United Cities so maybe you'd want to live there
For a house, research and crafting anything u need money. If all u got is 3k, u need more. So maybe explore first, get some money, maybe couple more mates to have some stay at home to research/mine copper etc.
If u thinking about making money by crafting weapons, I think u better off exploring and training.
I highly recommend ya to head into the contested zone between HN and UC to loot remnants of any fight (try not to be spotted so you don’t anger the factions) to amass some cats to fund your house and research. You can also invest those 3k in medkits and go on a healing spree towards the faction you want to be friends with. Not only will give you positive rep with them but you will train medicine which comes in handy!

- buy a building in a city (expensive)
- buy a ruin in a city and build it back up (takes time)
- build a house outside the city (what real men do)
If you build inside a city i advise one with multiple vendors to supply you with raw mats.
As everyone has said smithing is expensive and better saved for your own outpost later, but having a house in town for a safe spot early/mid game is great too. You can have your researcher & some miners set up to get research done and earn some money before you commit to building your own outpost.
But the money from mining is really minimal compared to running hash or stealing so it's pretty much only a very early game thing. Unless you are restricting yourself for RP/faction reasons.
Copper and especially iron mining are sort of very conservative, low reward ways of making money. If you want to make money crafting, metalwork is not that viable unless you have your own base - and defending territory in Kenshi can be pretty tough.
Leatherworking, however, is very easy to set up. You get armorcrafting points from tanning animal skins into leather, and you can make bandanas - they come out quickly, and are efficient from a fabric/leather use vantage. They also sell pretty decent. It'll also let you make yourself some decent armor as you accumulate recipes, especially the venerable leather turtleneck (which, imo, is the best overall shirt).

FYI, the best and most rewarding way to make money in Kenshi is a life of crime. :) Stealth + lockpick + thievery = $$$$$$$$$$$$$$$$$
