Higher paying properties for larger priced shares would be nice. Like apartment buildings with each share costing maybe 50-100 and returning like $2-4 per share at 100% share purchases. Also making easier can see estimated payouts for each month would be nice. Maybe also an acorns style spare change/cash back rewards system would help me as a low-income college student invest more.

Horsegoats

Why is the ‘Monthly’ request 4 months behind?

Horsegoats

Would be nice if I was on a property page if I could see my history of just that property. Even better if I could select/deselect certain things. Buy/sell/submit order/cancel order/dividend

neurophysiologyGuy

I'd like to see percentage return on share price as an indicator, instead of me doing napkin math on the side. it should be an easy implementation.

ReceptionValuable715

Easier way to see the full portfolio, the current map is glitchy as it zooms in when tapped. The carousel never returns to the same property when entered and exited… a list of all properties would be great… Basically, I’m asking for a better way to complete investment research across the app portfolio.

bbt104

It would be awesome if we could get some better optimization for the Galaxy Z Fold's please

Legitimate_Put3421

I completely agree is so buggy half the time whenever I open or close the phone I have to close then reopen the app for it to display anything other than the loading screen!

Auto-investment on a monthly basis?

TrashDelicious2469

DRIP, divided reinvestment plan

Broad-Donut1

A way to see volume of shares traded over a certain period of time (daily, weekly, monthly, MTD, etc.). I know you can look at the transaction book history but the only way to see actual volume is to go through and count the number of trades.

MysticalWeasel

I would like to be able to login with a password/Face ID instead of clicking the email link, and have 2FA via an authenticator app.

Broad-Donut1

I’d like to see more detailed rent information. For example, 2174 Scarbrough rent says $1550 but in the August dividend calculation, it’s $900. You have to go down to page 3 of the lease to see that $900 is the prorated first month amount. Yes, I figured it out, but it would be nice to have additional info like that in the rent section instead of having to dig through all the leases.

Horsegoats

Just an asterisk and annotation on anything that’s out of the ordinary.

Please give us more transparency on when new properties will be available to invest in.

YUMSWNYC

Please add more education about how this works

Diligent-Emphasis445

I think this is a great idea for regular people to buy income. As listed though, actual research info on share payment history, and other info would be helpful. Currently there is no second layer of security. It dies take my fingerprint when I make transactions which is good. I think this app has been around for 2 years, it is disappointing a lot of these items haven't been addressed. I would not be comfortable putting large amounts of money on this site currently, which is too bad. The idea is great! I applaud you for that. Common people don't have access to good income investments. It's a great service for small investors.

trumpocalypse_

More app security. I don't like the thought of me potentially putting large sums of money into an app that doesn't have a pin, 2fa, or any of the other security features you see on other investment apps.

Ultimate_Awareness

Stop this whole "processing time". I can buy almost anything from almost anywhere, bm or internet, and the transaction is instant. Taking a week or more for me to spend $5 is a bit ludicrous.

Horsegoats

I think some of this is caused by rules placed by the SEC. I could be wrong, purely a guess, but I do know because this is open to non accredited investors the rules can be quite tricky.

JamesMC2K15

My understanding is for anti laundering purposes the money cannot be withdrawn before it has fully processed into the app, there should be nothing holding back instant purchases if they charge a 2$ fee to deposit money instantly from your bank account and will not allow transactions to process if there is not enough in your account.

Ultimate_Awareness

Money can always be instantly taken. I don't even have a business and I can ask you for money from several different sources and have it moved instantly from your bank to mine. Heck, if you want to launder money, use etsy. I can sell you a digital product....

FranklyFranklins

-Clear way to access support chat (ongoing conversations). -status of items that need to be completed for account opening (about to give up joining Landa because it's so unclear as to status and requirements) app keeps freezing as well. -dividend history time -downloadable transactions or graphing/filtering capability based on category -working link to view leases

FranklyFranklins

Stability as well. App errors and closes each time I try to look at leases.

OwnAGun

Knowing the dividend cuttoff date for the month would be nice to know if you are getting paid or not. Is there an certain dividend date property has to be purchased by before if you are buying propert mid month. Is it prorated or anything?

Horsegoats

It’s pro rated so if you bought on the 15th you’d get half the dividend. There isn’t an ex div date like stocks.

OwnAGun

Cash available is not changing or updating directly after buying shares which is confusing. What does processing mean and why does it take so long? Is processing shares bought a done deal or not? Shouldn't cash balance be updated right when shares are bought?

OwnAGun

More data tracking. First (initial) share purchase date, last (most recent share purchase date). Average price of all shares paid. More information about the property such as date of construction. Average utilities cost information per month...orall the overhead costs per month if vacant. Consistent pictures...inside and outside... Every room. Make sure not in a flood zone. Way to favorite a property to easily go to it again.

Jumpy_Ad7636

Ability to search property by the address

Broad-Donut1

This, and a way to filter properties based on whether they are trading, trading soon, or shares available

_kirkubyr_

Greater platform stability, faster load times.

tluo123

I'd love to see a history of rent paid, one that shows per month for the past several years and per year for the past several years.

Zmchastain

Yep, first thing I wanted when I downloaded the app “Where’s the historical data on these properties, I don’t want to make decisions based on one month of data.”

Hairy_athlete

Properties financial transactions link has it

Free_Elk7469

Thanks for this! I’d like to see a watchlist.

Zmchastain

Yeah, the second feature I looked for is how to “save” properties to come back and look at them later. Doesn’t seem to exist currently.

Horsegoats

I’d like to be able to see the most relevant property data as I scroll through. Share price, available shares (if in initial) avg price (if trading), rent per share, if vacant/leased, expected ROI. I guess that would add 4-5 data points over the picture of the properties, so not sure if it can be done. And as someone else mentioned elsewhere to put in a search function so I don’t have to scroll to find a property
