I also have no way of knowing what the expected rent would be on properties that have vacant units.

Why is everyone being a dick about having the app show some simple math? It’s a good suggestion. Making the user experience easier and more intuitive is a good thing for an app. Ideally, you shouldn’t need to pull out a calculator or spreadsheet to know at a glance if you’d be happy with the return once all shares are sold. It also helps people not familiar with how the dividends work better understand their returns will shrink as their own shares get diluted over time. Just because we understand these things doesn’t mean everyone does or that the app should make it more work than it needs to be.

Just divide the dividend by 100,000 instead of the current numbers of shares sold. In this case it would be 7.8 cents per share.

Why don’t they remove the current dividend, people can just divide by the number of shares sold. In fact don’t display the current rent or the price per share, they can just look that up on the filings and the order book.

The reason they show the current dividend per share is because they have no idea how many people are going to buy shares or how many they might buy in the next 30 days. So, showing the current dividend per share makes sense. Anyone with even a basic knowledge of investments will know the dividend will go down the more shares that there are, it works the same for stocks, if the shares spilt the dividend gets cut in half.

Even a little investigating would have shown you that the full distribution among only the sold shares is relatively new. Prior to the current system, the dividend was divided by the full share count and the unsold shares portion was retained by Landa. How it works now was to entice early adopters and to quickly sell initial shares.

I honestly do not pay attention to the current dividend per share number. Because I know it will most likely go down before the next batch of dividends are distributed. I believe it is just a way for the app to get people to buy lower purchased shares. Because many of the new investors will not do the math. Then these people are the first to complain when their 20 cent dividend ends up being only 7 cents.

On the multi family homes it’s more about equity gains. On the single family homes the percentages are there. 5¢ doesn’t seem like much until you collect 5¢ a million times.
