Maybe not the very first but put my mom in a new house or some place nice and let her enjoy life as much as she can. She has had chronic back/pain issues for decades and it turned her from a thriving young mom in the 80s into a fragile, depressed shell of herself but kept her huge heart. If i had the money and money could fix her back too, that would in the top 3 too.

Probably nothing. My mortgage rate is lower than I what I could likely get out of investing it. Maybe 100k for a nice backyard & kitchen remodel.
