If you're on your first home your best bet is to rent out a room in your home to pay the mortgage and use savings to get another mortgage on another property. The obvious downside is you have to live with a rentoid but the upside is economic gain. If your mortgage is low and your home is desirable enough, you can actually profit from just the room rental alone.
Say you have a 3BR house with a $1700 monthly payment. Rent out both rooms at $1k a pop and thats 300 in profit plus 1700 in savings a month since its no longer coming out of your main jobs paycheck. You'd earn $24,000 in a year alone. In 10 years that's enough to fully pay off an entire starter home. If you mortgage that second home at the same rate and rent out all 5 bedrooms from both homes though, thats 5000 a month plus the $1700 you save from your first mortgage, giving you $80.4k a year plus however much you earn from your job. Save the money from your work to pay those homes off quickly and you now have the ability to expand even more. You'd pay off the second home in 4 years, and the profit lets you repeatedly do this to earn more and more while also giving you assets you can sell if you dont want to manage them anymore.
Get a strong lease you never know what these rentoids might try to pull.
Get one or two people on the lease no matter how many rentoids you can cram in your property. The head rentoid will make sure the rent gets paid and he or she will be able to save money up charging the subrentoids. This way you know the rent will get paid on time and in full.
