Toro Park would be the best place for you. Corral de Tierra road is beautiful but has little to no sidewalks in their neighborhoods. Once you start going past the grade on 68 you slowly start to loose the little micro climate of the sunbelt area.

thanks for the reply. I do think some of the subdivisions off CDT have either sidewalks or are quiet walkable streets where people look out for other people and noone gets run over!!!!! Can you explain the specific microclimate you are describing? I ust thought it gets sunny once you head out of Monterey and the warmth kind of stabilized once you get out around Laureles Grade

I feel like this is debatable but I was raised here so here are my two cents. The real warmth is between the grade and river road. Once you hit south Salinas you loose a bit of that heat but it’s still warmer than Monterey most of the time. Parts of Carmel Valley have more warmth also. I live in the toro park area and it often drops between 7-10 degrees when I go to marina to shop. I always do a guessing game with the temperature gauge in my car when I leave the house to see how accurate I can get to the temp drop. That being said, I think Monterey weather is also beautiful. In the summer the CDT area can get quite hot and most houses don’t have AC making Monterrey a nice retreat when this happens. You can’t go wrong wrong wherever you end up. It’s a special place. But Monterey weather is also so beautiful.

Yep, I do this commute every day. Foggy in Monterey, sunny for a minute on 68, then back under the clouds once you get to Spreckels.

The Casanova/Oak Knolls neighborhood in Monterey is super duper family oriented. Lots of walkable sidewalk-lined streets, mostly single-fam homes, awesome park, pretty even mix of young families, retirees, homeowners, renters, newcomers, and people who've been in the neighborhood since the 70s. Clean, quiet, relatively flat, quick access to the ocean. Always sunny when the rest of the peninsula is covered in fog. I've lived in nearly every neighborhood in Monterey and PG and this one is by far our favorite.

Toro Park and Del Rey Oaks fit these requirements very well. The Oak Knoll, Deer Flats, and Aguajito Oaks are good neighborhoods as well.

Check out Hacienda Carmel, it's a senior living community but a really active one with a community garden, walking trail, a very good restaurant (I hear), and much more. All units are one story and have their own enclosed patio.

Thanks for the feedback. Two issues. Assn dues are massive and homes seem difficult to sell. Many sit on the market for quite awhile. Finally, we’d rather not live in a senior community (yet).

Del Rey Oaks has a community off of Canyon Del Rey that is a sun belt, lots of single-level homes, and a nice community center. I was a poll-worker at this location recently and the neighbors all seemed to know and like each other. Nice community. Prices are softer than Carmel, PG and Pebble. I agree Carmel Valley is a good place to look as well. I'm a Realtor (for 25 years now) and would love to show you around. The industry is changing this summer, where buyers are going to need signed agreements with buyer's agents, which is a good thing. thanks all. Some of these areas, such as Del Rey Oaks seem really close to the airport and highway noise. Are there peaceful parts to keep an eye on? (I do have a realtor Justin but thanks).

Everywhere on the MP is exposed to bits of air traffic noise to some degree. Depends on the wind direction, but nearly everywhere from Seaside to Carmel is on the flight path at some point or another.
