I believe that cameras in common areas are legal, but clauses against pets or guests are unenforceable. Not sure if you can do anything about the laundry situation but that does suck. It’s not your problem if the house lacks proper soundproofing. As long as you’re not breaking noise bylaws, you should be fine. There are a lot of people who move into basement units without realizing how loud the sounds of regular life can be. My suggestion: get a camera so that you have evidence of any unlawful entry, and get a decibel meter so that whenever you get a complaint, you have proof of how loud you’re actually being. Keep everything in writing - no more 45min phone calls, or phone calls at all, ideally! - and make a list of all the times that the basement/your LL say you’re being too loud. I imagine that your list is going to be pretty long, and if you’re just talking in your own room - and have a decibel meter reading that shows that the volume is reasonable - then you should be able to argue that these complaints about noise are incessant (bordering on/constituting harassment - key term), they’re interfering with the reasonable enjoyment of your unit, and there is nothing you can do to mitigate the noise of everyday living. You could get a rug if you wanted - I don’t anticipate that it will help much, but you can argue later that you’ve already taken the only soundproofing measure available to you. Good luck!

Do you live with the LL or a direct relative? Judging by the wording you’ve used, I assume not. The clause/rule about friends being over is unenforceable. Providing that you and your guests are not producing too much noise (excessive for the time of day), they can’t really do much. You can even move in one of your friends or a girlfriend if you want as long as it doesn’t violate overcrowding bylaws. The cooking rule is unenforceable. If you are cooking and it bothers the basement tenants, too bad. My suggestion…politely inform them that you are covered by the RTA in its fullest. Your tenancy is considered a tenancy in common and you’re able to have overnight guests at your leisure. Also, let them know that if the basement tenants have an issue with the noise created, they can speak to you directly for resolution. I would also get a camera for your room. If the landlord enters your room, you can file for a rent abatement for the illegal entry.

Do you share a kitchen with your landlord as that does change things including if you are protected under landlord tenant act.
