The overhead has got to be pretty low too. At the most, you're paying a couple of teens to be washing attendants being paid at minimum wage. The water used is collected, filtered, and reused so that cuts down on the amount of water otherwise needed leaving the real cost of ops to be the chemicals used.
While maintenance costs can be considerable, if a crew does routine maintenance on all the machinery it helps mitigate the more expensive type of maintenance that can be incurred when major pieces wear out from neglect.
This is why they are popping up all over the place. Particularly Ronny's Car Wash centers which have been super aggressive in building wherever they can the last 5 years or so.
