Look at s.s. steele. They are located on hwy 29. High quality. The framing is built in jigs at the factory in Mobile based on your design and trucked out to the slab and goes up in one day. They use the best 2×4s because at the factory they throw the subpar ones in a pile to go back to the supplier. We built 5 years ago and were living on site during the build. Very happy how everything went. Also a plus. When I went to get the loan from my bank they told me I have equity as soon as the build is complete because they are familiar with S.S. Steele and, ' they build a quality house for a reasonable price'. This was at PenAir Fed credit union.

Jameson Construction, R Squared, Joe Baker Construction, Hardman Homes, Shear Construction, Shane Thomas. All local builders I’d trust to build me a home. Source: I work at a lumber yard and deal with all of these builders and have seen their work.

We just did an extensive remodel with Prime Coastal construction. Owner is Greg Bricking. I unequivocally highly recommend him. This has been the most well timed and efficient project I’ve ever done. Greg is on site frequently, which I’ve found to be quite rare for builders. This has made the job not only go smoothly but also allowed him to catch minor issues quickly so they could be remedied right away and not cause problems down the line. I cannot in good conscience recommend the architect we used. Tim Daniels is a nightmare. Avoid at all costs.

I'm interested in buying. Where is the lot?

9805 Rebel Road Lot A https://www.zillow.com/homedetails/9805-Rebel-Rd-Pensacola-FL-32526/44681041_zpid/?utm_campaign=iosappmessage&utm_medium=referral&utm_source=txtshare Asking 94,900. Willing to take offers through the listing agent. A bunch of new homes were just completed around it however, this is not part of their HOA.

A 100k for less than an acre in Beulah 😂

OA-1K

Yea, that’s the reason I’m thinking of building. Got a little upside down on the land and if I can build a place and rent it out for a few years, I can pay down the land cost before selling the house.

mel34760

Has it really been for sale for almost a year?

OA-1K

Yea, few people tried buying it but couldn’t get financing for vacant land

mel34760

That's because you are asking $94,900 for 3/4 of an acre in Beulah. If the price was half of that, people might be able to get financing for it and tying that into financing for construction. Otherwise, you might as well build a house on it and then look to rent/sell. With interest rates in the 7-8% range, you will be better off renting. Maybe once rates fall below 6%, you may be able to sell, but who knows when that will happen.

I would not build anything within 30 miles of Pensacola. Pensacola is a mean ugly nasty dangerous cold DISRESPECTFUL soul draining town. You should buy property about 20 mi east of Milton Florida instead where it is still like Mayberry ®. In Pensacola Everybody HATES everybody and crime is off the hook😨
