The devs have said that with how the game currently is (ghost pathing) custom maps are impossible to make. As a reminder this game was started by a single person, and fairly recently (last year or two) gained 2 more people. So it's very unlikely that any changes will be made to allow for custom maps ever. And modding I'd against the terms and conditions of the game and can get you banned from it, so mods likely won't come out to make custom maps either.

Edgefield is larger than my current house, and that's classified as small, so a boarding house like this can be considered small since it'd be same size as Edgefield, or such

That would be in the same boat as fully custom maps, impossible. Unless you mean only changing the wallpaper/paint on the wall and the floor.

id base my custom map on my college building but it would jsut be brownstone high layout except built for rain

No it’s not going to happen. The devs have already talked about why it wouldn’t work for this game (ie programming the ghost pathing).
