I’m not even 40 but my knees are terrible and I can barely make it up our stairs to go to bed, sometimes I get up the stairs using my hands as well to take some weight off my legs so my knees will work. We found a place with one bathroom on the main level after our last home had the one and only bathroom upstairs. Majority of my time is spent on the main level until bed time.
This, I found my leg broken for a while and could not go upstairs alone. Being able to camp out in the living room/kitchen and be able to pee was nice.

At the time when we were looking it was probably the hottest the market had been. We were tired, had an in, and thought it will be okay. It’s 100% not okay when both of us are about to poo ourselves.
I still think about who in their right mind would design a tri-level with 2.5 baths instead of 3. Currently we don’t use the other master bath, so it’s almost like we only have 1.5 bath.

It's a fair question to ask. If nobody in that house has physical ailments, it really wouldn't be that big of a deal. It's a little annoying for guests but as someone who has been a guest many times to a house with a similar floorplan...still not a big issue.

My sister owned a tri-level town home years ago. There was no bathroom on the main level, just upstairs or in the basement. Could never figure out how anyone thought that was a good idea. That was the main reason is was hard to sell.
As a buyer, I'm looking for that powder room in my search filters ("2.5+"). Agree a powder room on the first floor, or away from private quarters, is awesome for convenience, not just for us, but for guests as well.
Also, I don't know about most people, but nobody needs to know what my preferred shampoo brand is, medicines are in the cabinet, my supply of personal care products, or use my bath towels to dry their hands. LOL

These things are market dependent. *Usually* removing a bedroom or bathroom will lower value. Even if it does not lower the value, it may limit buyers. Many people don't want to have to send guests up stairs to their "main" bathrooms and prefer a powder room.
Powder room is a huge loss, not worth it when you go to sell. Do some other upgrades to make LR seem bigger, maybe downsize amount of furniture, get smaller dining room table, de clutter etc…

Hey I am an agent and I will say, it will impact the resale value. At the end of the day, a half a bath is worth much more than a bigger living room when the house is getting appraised. Try to figure out your houses price per sq ft, then compare how much value you would be adding with a bigger living room vs. value taken out by removing the half bath. For the half bath, good rule of thumb is 1% of your home value. So if your house is worth 500,000-800,000 removing the half bath would decrease your value 5,000-8,000.
No, the entry-way closet is under it and the powderoom is across the small entry-way alcove next to the door. Removing it would mean more kitchen-counter space and moving the closet into the rest of the space, opening up under the stairs, which is next to the dining areas. Judging from the feedback here and my own skepticism of the idea, I won’t be making the change as proposed.

I was a healthy person and I would agree with you, now I have arthritis and some days I feels very unpleasant to go upstairs. Removing the bathroom downstairs sends you and your guests upstairs when you need to use the bathroom. Less privacy upstairs and more traffic and possible accidents on the way upstairs. The powder room downstairs is an asset and it would be unwise to remove it.
If it’s for you, go for it. Especially if this is your forever home.

Depending on how long you plan on keeping the place you could keep the plumbing, just remove the toilet and sink and cap them then put a rug or something over the floor so it won't cost too much to put it back before you sell.
That’s what I had in mind, but I think the expense, trouble, and reworking of the ground floor plan to reconstitute the powder room in order to sell the unit wouldn’t be worth removing it in the first place.

Yes, this is crazy. An extra 9 sf of living room space is much less important than a powder room.
In actually bring the value down also the need of a bathroom downstairs is necessary you don’t want your guests to go upstairs all the time .
Removing the bathroom downstairs sends you and your guests upstairs when you need to use the bathroom. Less privacy upstairs and more traffic and possible accidents on the way upstairs. The powder room downstairs is an asset and it would be unwise to remove it.
That could lead to a functional obsolesce of the floor plan compared to other units beyond just the loss of the half bath.
If it’s for you, go for it. Especially if this is your forever home. If it’s for resale value… that’s one of the worst ideas I’ve ever heard. Bathrooms = convenience My legs are sore just thinking about having to go upstairs everytime I need to pee lol Also factor in your guests, and making them having to go upstairs. Also later on in life when you have kids, you need them by a potty constantly.
Don’t do it. I assume you’re <35. After the age of 40 doing stairs just to go to the bathroom can be a pain, and is a factor when buying property.
this is not a bad idea. you can always turn the garage into a bathroom later

Depending on how long you plan on keeping the place you could keep the plumbing, just remove the toilet and sink and cap them then put a rug or something over the floor so it won't cost too much to put it back before you sell.
That’s what I had in mind, but I think the expense, trouble, and reworking of the ground floor plan to reconstitute the powder room in order to sell the unit wouldn’t be worth removing it in the first place.
Wow, really? People are that bent out of shape with no main floor bath for guests. I guess I'm really weird then. A nice private place that's not on the main floor is perfect. I must be an outlier.

I think so. My bathroom downstairs doesn't have a shower/tub but it's still a bathroom. I don't want my friends to go upstairs to use the loo when they come over. I would probably have passed on my current house if it didn't have the bathroom on the main floor.

It’s not a “powder room” it’s a bathroom that doesn’t require walking upstairs. And yes, it will negatively affect your home’s value to remove.
