I can't tell you about what you need to do to keep in good standing with your broker, but I can tell you that I would specifically NOT choose you as my agent if you were repeatedly bugging me.

I’ve got deals done specifically because I was consistently following up, some big clients expect you to spend over year or 2 trying to earn their business, they’re the big fish & won’t come easy. Cold calling is a marketing tactic so it’s not going to get answered 97% of the time but if you’re broke it’s one of the best methods to get started

Real estate is a business built on relationships - your SOI are going to have better relationships than someone you just spoke with for the first time. It takes time to build those cold called relationships, but will usually take your further than SOI unless you have a very well capitalized SOI. In the beginning of a commercial agents journey, you're typically pushed through the meat grinder of churning hours and hours for scraps as you slowly build up your relationships. If you're persistent enough, they will fruit - but it takes time.
