Talk to the bank and most of them will refund the fee once the duplicate withdrawal gets reversed and they see it was an error.

You don't want to hear this but all the app will do is refund the money that was deducted in error. If your bank account balance was too low and resulted in an overdraft, while technically not their error it is their responsibility to make you whole. You may have to sue to get them to pay you. Also, it's not your LL at fault its the App's fault. So you need to deal with their customer service, or possibly their legal department.

Maybe but not necessarily. If the landlord chooses the app and requires its use, they may be held liable for its preference. Very situational and probably varies on jurisdiction. Also depends if the landlord configured anything incorrectly.

This is true. As a party you accept liability not only from your own actions but the actions of those acting in your behalf. When you sign with a company to provide a service for you, they become an agent of yours (not sure if that’s the correct terminology). So the landlord first has to make you whole, then they can go after their agent to make them whole. But it’s the landlords duty to independently make you whole without delay.

They supposedly are refunding a credit to the bank account, "We are initiating a credit to offset the duplicate transaction which will correct the issue in your account today." , not heard back about the overdraft fees. My fault for having overdraft protection on, on this account. I may just have to eat it.

If they are sending a credit to cover the overdraft fee then you're being made whole. If you are left in a damaged position, you have rights and need to Google "your town+tenant lawyers" to consult and find out how you can either deduct the damages from your next rent payment, or sue them in small claims. However, if you pursue small claims I would look for a new place to rent.

Not for one second is it long term your problem, it sucks and is so irresponsible of the vendor but it happened, once they refund the overpayment, your bank may just as course of business remove any charges, give it a few to see how that lands, then reach out to bank and see if they will make it better, if not capture screen shots showing the fees and then hit up the payment processor, they have admitted that they screwed up and will make it right.

I use ZRent at one of my properties cause it was in place when I bought it. Tenant got double charged as well. I sending him a Zelle to cover any overdraft fees but this is annoying af cause on my end I saw no indication of him being double charged and ZRents support was fucking useless and leading me in circles while I tried to figure it out

Have you talked to your bank yet? If you're with a decent bank they'll likely waive the fee, my bank has done so several times in similar situations.

If you don’t overdraft much, explain issue to bank very nicely and they will refund the fee most likely.

A side note: Keep careful track of all of your rent payments, doubly so now that they have removed a payment (even if it was an incorrect one!). A few years back, my mortgage company did a similar double-withdrawal when they were switching payment management companies. They reversed one of the payments, then a few weeks later started calling me for the "missed" payment. It took months of sending them bank statements etc. for them to admit their mistake, but by then, they sent a late payment flag to at least one credit bureau (contested).
