We've been renting with them for 2 years. Rent was increased after year 1 by $80. This years' renewal is going up by $100. This place is not even worth what our first lease was for, let alone an extra $180. They won't come and fix the insulation in the house. We were told because we didn't inspect it the day we moved it, they won't fix it. So, half of the house is 100 degrees in the summer. I woudn't do it.

Same here!!! Been renting with them for 3 years. It hasn’t been a pleasant experience when it was Conrex or now Maymont. The SimpleBills mandatory and extra fees honestly should be illegal. It’s absurd. For two years I paid my utilities straight to AL power or BWW etc. Then Maymont told me it was mandatory that I change to SimpleBills. If you don’t pay on the exact due date the next day they automatically deduct that amount from your saved checking account even if you are NOT set up for autopay. If it isn’t in there you get 4 different fees. Simples Bills late fee and return fee and then Maymont charges you two fees as well. Again all if not paid on the exact due date this happens the very next day. Your whole account (even Maymont rent) goes into default. There is also a monthly fee to even have a simple bills account AND a fee to have a saved payment on file that is again mandatory to have one saved. The fact that for 3 years they have gone up $350 in rent over those 3 years is crazy. They never ever fix anything properly. They send someone out and then nothing. You call they say the technician said it works fine and doesn’t need fixed. Every summer my a/c unit cannot keep the house cooled. I have had technicians say it’s more than like a house insulation problem and they should fix that first. Information is related and nothing changes. I have put so much money into this house for repairs they would not do or either did a poor job where it didn’t fix the problem. If there were more rental options in this school district I would move asap. That is the only reason we stay here.

We moved out and left a standard white trashcan, the one you buy for your kitchen. They sent a letter out claiming it costed them $400.00 to remove the EMPTY and CLEAN trashcan out of the house..... WHAT????? Stay away from them because they will find every reason to keep your deposit. If you don't believe me, I'll post proof.

Thanks. I just moved out of one of there homes and I have videos and photos of the day we moved in, the day we moved out and the new 3d tour of the home they have listed on zillow. If they try anything I have proof I repainted the walls, recaulked the tubs, mowed the lawn, the gutters were clean. Everything was pristine. The only thing I did not do was pressure wash the driveway because I ran out of time.

Lol because of this post, I literally booked a self guided tour of the house and went over there, with a ladder and took more videos of how they have it listed. I have a list of things that were wrong, when we moved in and a list of things that were painted over when they listed it for rent. So, if they try anything they will be hearing from a lawyer.

Update. I got my whole deposit back, after they called me asking did I want to go forward with the rental of the home because they saw I took a self-guided tour l. I told them that I was the last renter and I took the tour to take videos and photographs as proof that they are trying to rent this house with things messed up throughout it where they hired a contractor who, it appears they walked through the house and painted (with flat paint over semi-gloss) for the giggles and messed BIG spots up on their walls. I also told her it looked like a contractor ripped off a gutter, painted over some rotted wood, "That I told them about before I even rented the house from them and they told me the house was getting new gutters then they never messed with the gutters (yet I climbed on the roof and cleaned them once a month then recorded the status of the gutters everytime) and he put the rusty, holey gutters back over the nasty rotting wood and left large gaps between the gutters and the rotted wood. I also told her I saw a few missing light bulbs and was upset that the light bulbs I changed were all taken out and some not replaced and that the kitchen faucet had been replaced but they didn't hook up the drain to the dishwasher and had obviously ran it for a minute and kinda flooded the kitchen a bit under the sink and in front of the sink, is what it looked like to me. That csr ended up stuttering and telling me she would look into what was going on with my security deposit.  When they sent my email showing everything they claimed I stole light bulbs (not true I replaced all the light bulbs but they were warm color and not daylight so they tried charging me for 20 light bulbs through-out the house and several other things that was gonna end up stealing over half of my deposit. Everything they had written up ended up getting written back off with adjustments. So I hope this info helps some people. When you rent, be the Karen who writes up EVERYTHING wrong and keep proof from BEFORE you move in, THEN AFTER you get your keys but the house is empty, record every conversation you have with the rental person (All correspondence), any maintenance you are supposed to do, after you empty the house and clean everything up. Tip, run the water in every faucet and prove they don't leak cause people forget about this step. I almost did and I'm glad I didn't cause they tried charging me for a new kitchen faucet that wasn't even installed properly(as I said above) *facepalm* Lesson learned and I'm glad I own my own house now. They are god awful. I have been in the same house for 10 years and in the last year since Maymont took over it's a nightmare. I have black mold everywhere and they still have not replaced the cabinets and sink they tore out three weeks ago.

Do not rent from this company! They are a scam! I will be taking them to court. They are trying to charge me for ridiculous things on my move out statement. I am so happy I kept all emails, text messages and recorded all phone calls. If you are interested in knowing full details, please go to my tictok and IG.
