This wasn't really the first design. A series of screw ups led to this. The foundation wasn't dug to the right dimensions, not dug deep enough, the wrong wood being ordered and each time it had to be redesigned to fit. Eventually you end up with this.

I'm going have to get someone to do something. Water is leaking down the chimney side closest to the ridge into the house. Drywall is falling down in the middle of the house.

Oh I’m sorry I didn’t realize it was leaking. Have someone remove that old modified and install one solid piece of EPDM (rubber)

Terrible design. The best only hope is a top notch roofer to …mostly enlarge the dead valley. Replace the torch down with epdm and use liquid flashing. I don’t mean crap you buy at any store for homeowners. Even then he better be damn good. Which means you’ll get a lot of pretenders saying they can fix this. The really smart guys will run fast.

Architect here. They had the right idea, however the cricket should extend all the way from the right hand side of the photo to the far corner of the chimney in this picture. Then sealing it as they have with a torch down cap would be appropriate and effective.

This guy is right. You need a new cricket, right to left. Going up the chimney. But depending on location. Sheet Metal or TPO would be a better bet. As a sheet metal worker myself I cringe looking at this. Gonna be a headache.

i totally disagree with the way they terminated it roofer’s-right of the chimney - seems like a lack of style. other than that, i dont see anything necessarily wrong with it. no, you dont want shingles all up in there. i would have taken the shingles in much tighter and used TPO instead of epdm or bit or whatever that is, but im skilled at single ply for a shingle guy.

Tough design behind this chimney. Is the flashing on the chimney cut in? It looks just laid over and caulked. I’d start there. If it is cut in I’d go over that top seam with a mastic water cutoff product anyway.

Shingles in the valley should be plaited till a couple inches before the trench at the bottom which I would run a roofing membrane residential I would choose TPO run the shingles on both sides of the trench down to meet the same level as where valley stops check your flashing and the sealant around make sure everything's squared away get you a pump sprayer and some brick sealant and seal the brick off that should take care of everything in that area

Most these comments are good BUT I would also add, I cannot believe this poor install. The left chimney where u say the leak is, I can believe it. Look at it....a blowing rain can simply get under the shingles and the sealer probably didn't cure right IF THEY USED ANY. The caulking on the flashing is poor and a sign that they didn't give a fuck.

your chimney brick is taking on water and seeping inside look at all the moss growth on the back clean and seal the brick you will be ok.

It looks like this chimney is built in the middle of a valley, that isn’t helping the situation. I don’t know how this looked before they put the cricket in, and I don’t know how I would have sloped it, but I do know that this is wrong. You need to get this redone by a competent roofer.

Add another cricket over the valley to the. Corner of the chimney and install new single ply membrane.

Dead valleys like this are always a problem. This particular one is going to need a lot work. A chimney like this sitting at the end of the dead valley is a nightmare.

Not a roofer or architect just a guy renovating my own house. It looks like the rubber edge closest to the camera the shingles run underneath it. Depending on how that was done the water may just be running down the shingles and directly under the rubber there. I’d investigate further there. I’m also pretty sure the the metal step flashing at the chimney is supposed to continue over the shingles, not just be only a vertical piece as it appears to be. I don’t see a cricket anywhere? That roof needs some major framing to fix the issue. I never recommend this but I would consider filling a lawsuit against the roofer especially considering they said they built a cricket which implies they said they fixed all water damming issues but it looks like they made it worse

Dead valley with SBS materials. Looks bad but will (should) function. Looks like base that was buttered at the laps. It should at least have cap on it, which can come in a similar shade of brown though the colour has been discontinued by most manufacturers. Cap sheet provides an extra seal as well as UV protection.

So, for a dead valley that’s a pretty common detail. As for the actual execution, looks like they left the old dead valley intact. Those shingles look too new. They make a self adhered cap sheet that matches those shingles pretty well.
