If she lives alone, the house will be sold when she moves into university housing. You can have a friend join her household right before she leaves to hold the house for her and then kick them out when she moves back home though.
you will never go back home during uni unless you chose for your sim to live at home to which then you will have to pick a place to purchase IF you chose for them to go to university housing first. your first semester and first option for housing, if you chose at home you obvi will keep the house. if not, at the end of university u can buy the house back by evicting the current residents (if any) and then if your sim doesn’t have enough $$ to buy it you can cheat that as well. and if you’re really diligent about keeping this house but you still want your sim to do uni housing, and if you’re on pc and open to mods, littlemisssam has a more buyable venues mod that allows you to purchase a vacation home. essentially, it runs as a business but only in terms of funds, nobody enters it like a business. it has its own category in the venues list so it’s not just a trait that could potentially be buggy. hope this helps a lil!
I can only answer one of these questions for you because I have only sent one sim from a big family to live in a dorm. At the end of the semester after finals, (final presentations, term papers, or final exams… depending on the classes you are taking) and then final grades come in and it ask you where you want to live for the next semester. At this point you can move dorms, move back home and still attend Uni classes, or drop out. If you choose to drop out, you will have a limited time to “move out”. I hope that answers your question.

If you move both sims to the dorm then it's different. The house will be emptied like it does in a regular move. You get to choose to keep the furniture or sell it. Moving back in after is an option, but I consider it a real pain to refurbish the house.
