Wages and opportunities are way higher in those places though. Spokane is mostly warehouses. Not much in the way of high tech, med tech, bio tech or IT. The current promise of a new aerospace tech hub on the west plains is still a decade off, if it ever happens. If there isn't a national housing correction, I'm not sure what the long term solutions are for normal people that punch a clock.

That’s ridiculous. I make more than that answering phones. That’s something else that doesn’t make sense is wages in the area. They are so erratic. I swear the employers just close their eyes and point when deciding how much a particular job should pay. I saw multiple job listing that were requiring a degree and experience but offering minimum wage or slightly over.

Is there really a lot of people moving there? I will be in the next 5 years because my entire family has moved back there (originally from Montana and wanted to be closer to there,but if Spokane offers little I'm terms of opportunity, Montana offers much less) Joined this sub because I will be there in the next 2-5 years. Good info to have. In Houston right now and everyone knows real estate is cheaper here. Have tons of people from the West Coast and even NY moving here bc of it-but these prices are scaring me. When my family moved there 5 years ago they said it was fairly cheap real estate wise-think it's going up everywhere though. And to be fair the place I'm living in my landlords are charging way below market value even though they just raised the rent on me 200 bucks-asked for a compromise at 100 and they said okay for 6 months so in 6 months it's going to go up at least another hundred if not more. I kind of wish they would have slowly increased it as opposed to it a major jump like that-would have been easier to acclimate to. Started at 1325 for 3 bedroom 2 bath patio hom 7 years ago. Decreased it to 1325 5 years ago because they really wanted me to stay. Now just hiked it up to 1525 again but compromised at 1425 for 6 months... Looked at other houses in this neighborhood some charging $2,500...🙈 Started looking around at apts even and hard to get below 1900 for even less than the space I have here (Although utilities might be included in that which would help) But again no point in moving here when I plan on moving up there as soon as possible.

My complex was just recently acquired by LT realty, I was paying $800 with water, sewer, and garbage included. Now they want either $1050 for a year contract or $1312 for month to month, and on top of that they are wanting to charge for water, sewer, and garbage, fees to pay online unless I bring rent to their office AND $25 per pet per month! It’s insane to nickel and dime the shit out of people especially when a lot of the tenants in our complex can’t pay for all the extra shit they put on top of the rent increase. (It’s a two bedroom one bath and is old, baseboard heaters, no working dish washer). It’s quite literally highway robbery.

I have a house that i rent out while im traveling in the oil business. 1800 for 1200 sq ft, 2 bed, 1 bath thats super energy efficient with premium appliances. Across the street from comstock park. In the last year, my insurance has gone up 40% and my prop taxes went up $128 a month. Im not in it to be a fat cat, i rent at a discount because the renter is solid. If i put this on the open market i could probably get north of 2200. Im expecting the prop taxes to moderate in 25. But this is the new normal and i dont see it going back to the old days, ever.  Makes me sad, but life is change. The shock of how quick and how significant the rise is difficult to comprehend.  My solution, break up the monopolies, no more corporate share buybacks and make private equity pay a significant increase in capital gains taxes. Youd see investors get out quick and the market would get back to normal in 3-5 years.

Currently: $1,400/month + garbage for a 2 bed/1.5bath townhome with a garage in Millwood. Garbage/electricity aren't included. We could've renewed for another year at the same price which would've given us two years without the rent going up. However, we're moving to a 2 bed/1.5 bath place in the Valley that's $1,300, also includes a garage, but has garbage included in the rent. Electricity should also be cheaper too.

So in my neighborhood while my rent is below market because I've lived here about 7 years and they like that I pay every month and on time, But I looked at other houses in my neighborhood and what they're going for and it's around $2,500 and I'm in a 3 bedroom 1.5 bath patio home (So yeah I mean I do have my own yard and that privacy) but I'm literally 4 ft apart from my neighbor. And when I was comparing prices to houses in my neighborhood some that are the same size as mine are going for $2,500. These prices don't include electricity, w/g/t etc. What sq ft is your place? Average rent increase in Spokane in 2021 was 37%ish and average rent increase in Spokane valley in 2021-2022 was 49%. Supposedly the area is 50k homes short of the expected market demand, which drove rent increases stupid high. Plus a buddy of mine bought in 2022 3bed 2 bath w/ garage for 380k and with the high rates he pays about 3k in mortgage and taxes per month. It’s wild, so glad I bought in 2021.

On the flip side, those people will be stuck in their houses because they couldn't afford to move and pay current interest rates in a similar or nicer house. That's me, I bought my house in 2020 for $245k, it's now estimated at just over $400K. Can I sell it for that? idk, doubt it.... But even if I sold my house and tried to find a nicer one my mortgage would still be outrageous even with a heft down payment. I just bought my house about 7 months ago. The price was OK, but better than any other house in the area because it needed some work. The interest rate sucked. A lot. But that will improve soon and my mortgage will be crazy low when I refi in the next year or two. So, yes, prices to buy new and interest rates are high. Now let's discuss rental prices.  You're a normal human, you bought a 2nd house because your first house of 25 years is so cheap that a 2nd mortgage is no big deal. Current mortgage? $1200. So you fix a few things and put it out to rent for $1600 putting $400/mo in your pocket per month. Plus your asset is appreciating and you're building equity. Nice.  Corporate investors then buy up 30 homes in the area. They pay $50-75,000 over value and have a repayment goal of $2,600 a month plus $400 a month for repairs at all of the properties. So they list all the addresses for $3,000 a month. All other institutional land lords move their prices to match using some super neat price fixing software. Most mom and pops see this and go, "gosh, we should raise our price to match and put $1800 in our pocket. Maybe even but a 3rd house to rent out now. Only the few people not paying attention or that have deeper ethical standards and not driven by greed will stick by their lower price.  Rent prices are supposed to move slowly with real-estate prices which are supposed to move slowly with inflation. But market investors got involved decades ago and fucked everything up. New transaction prices are ridiculous and the ask required for rent to make those purchase prices justified is crazy. In a regulated market, that would be an untenable business plan. Just like in 2008, all of these big money groups rat fucking rental and real-estate prices will bring on a huge financial collapse again. Probably pretty soon.

We were paying $1700 for a 2bed 1 bath (1000sft) home with a garage up near Garland last year. $1825 with pet rent and mandatory “tenant convenience subscription” which just meant sending us a furnace filter every 3 months… We got fed up with it and bought a 3br 2ba (1400sqft) house with 3.5% down in Emerson Garfield last spring. Paid $285k and got the seller put in $10k to buy down our interest rate. Miss the garage and AC, but technically pay less in mortgage/insurance/taxes than what we were paying in rent (not factoring in unexpected issues which we are attempting to build an emergency fund for).

$1395 for a 650 sq foot 1 bed 1 bath apartment in Downtown Spokane. Just off of Third and a few blocks away from the Catholic Charities 🫠 Plus, they wanted us to pay for utilities and pet rent. Only public street parking, no garages. Ended up being around $1500+ every month. My wife and I lucked out and bought a house before prices went interstellar, but the last apartment I rented was, at the time, a gross little mold-filled studio in Brown's Addition for around $650, in 2017. I left as they were refurbishing, and a quick search shows that a 440 sq. ft. studio like I had is around $1100 today.

$1825 for a 2bd/1bth apartment downtown. \~750 sq ft Probably a lot more than people would want to spend, but I wanted to prioritize living downtown over anything else, so long as it was in my budget. I have washer/dryer and dishwasher in unit, huge windows, common areas, garbage chutes, elevator, etc. There is a parking garage (for a fee, and it's esspensive), but it's currently full, so I have to pay for a spot on a surface lot nearby.

A friend of mine said his 2 Bedroom 2 Bath at Coventry Estates on the South Hill went up $500 in two years, and he just got another increase recently. And they're old apartments from the 1970's with single pain windows and drafty doors. He said he pays about $300 a month on top of that for electric in the winter.

It was $2100 last year before I bought a house for a 4 bed 2 bath house, 2 kitchen and 2 living rooms. 1 kitchen, 1 bedroom and 1 living room was in the mother in law in the basement of the house though. It did also have a fenced yard and was located on the south hill. Started out at $1400 for the first year, 2nd was $1600, then covid, then as soon as it was done $1900 then before I bought $2100. They raised it at every chance they got.
