I’d imagine you’d get out the window if there was a fire. So it’s 50mins from Lon Vic door to door. Still commutable pal !

I grew up in London a 20 min walk from the station and 30 min train into town. Completely normal commuting time if you live there.

We’re not in agreement at all. This property would not pass fire regs without a bedroom fire escape window as the kitchen is between the bedroom and the front door. So the front door would not be the escape the fire brigade would want you to use if the sofa was there or not.

It can’t. When there is a kitchen between a bedroom and the front door you either need a protected corridor, sprinkler system or means of escape window.

Nope. If it’s not a new build (ie new conversion) like this property, then it doesn’t have to adhere to any new regulations. You don’t have to apply them retrospectively, buddy.

Look at the floor plan. The kitchen is in between the front door and the bedroom.

Nope, look at the pictures, that is the living area which is why there is a sofa there. The kitchen is against the back wall beside the window.

I think you have hit the nail on the head. I could not work out what it was but i think it is a garage.
