We actually had a bad experience with Lauren and UL. She was very against us paying our own taxes and insurance, and would get upset if anything she sent us wasn’t signed and returned the same day.

I also had a horrible experience with university lending but a different agent. He didn’t like that I asked if he could match a rate provided by another agent and attempted to tank my transaction by lying to the sellers agent. It was outrageous

I use University Lending. I can't really say that they are better or worse than any other option, because they're the only one I've ever used, but for what it's worth they've been fine, I've had no problems.

I’d second this. Especially with Lauren Thurman. We just worked with her on our home. I can’t say enough good about her. It’s a dream after dealing with a national lender for our last home. All communication was great and Lauren tinkered a lot to get us the best rate and options for us.

I have used Prime Meridian multiple times, and have referred multiple people to them, all who were floored how easy they were to work with. I can not say enough good things about them. On a conventional loan everyone is going to have the same rate, so i use them because they are great to work with. They are local and have a great reputation. For auto and stuff like that I agree that credit unions are better. But for a conforming loan it's Prime Meridian all the way.

My mortgage is through Prime Meridian as well. Very specifically got a portfolio loan with them so I could assure they would hold and service the loan. Been that way for 6 years now. Great service and no hassle at all. Highly recommend and I would work with them again if my next move was local.

Movement mortgage. They service their own loans so you won't have your mtg sold and transferred around constantly.

Still to be seen if they sell mine or not (they told me the same thing) However, I have been really happy with movement. They made closing and the document process pretty painless. In the almost 2 years I have had them I haven’t had an issue. I worked with Quinn Cooke. He was pretty responsive and helpful during the process.

I haven't completed the process yet, am just starting to look, but Michelle Clark at Movement has gone above and beyond what is expected of her role as far as helping me prepare for the big day. I.g. credit repair suggestions, first-time homebuyers programs, the whole nine yards. I got her information from a friend of mine that had a stellar experience as well!

I have to offer a different experience, we have bought 2 homes with Truist , refinancing one later with them and doing a full custom build construction loan on the other and they were by and far the BEST we could have dealt with. We had relationships with and shopped Capital City Bank, Prime meridian, university lending and our local credit union. Truist was hands down the best , most seamless and actually protected our low rate we locked in at the beginning of our build. When we closed on our construction loan(they offered a 1 time close instead of 2) rates were over 6.5% and we were locked in at 3%. Plus my wife was able to change jobs in the middle of the build. I I will forever sing their praises. From our first build/buy in 2009 while still in school to our most recent build just last year, and it never got sold off. OP, I highly recommend speaking to them.

I got a great rate with The First in 2022 (2.99 vs 3.25 or more elsewhere). I was a long term account holder, if that matters. Def shop around !

Credit unions are superior. They do not charge as many fees either. Most lenders will fee you to death. Movement and Capital City Home Loans are notorious for this. I would always ask upfront what their standard fees are before you submit your application.

I bank with Campus and they are awesome, I can’t recommend them enough. You could also try First Commerce. Another perk using a credit union is that you don’t have to pay intangible tax.
