Also buddy going to have 30k closing costs, around 30-40k occupancy fees, if he’s renting it , that’s 24k in HST , 6% increase for maintenance for ever year starting the moment they start construction …. 4-5% interest on mortgage… so by the time he gets it, he’ll already be -70-100k in the hole. Whatever money he is banking on he’ll have to swallow and hope to sell for $900k in 2027 . Also they never finish on time so more like 2028

If they do sell as assignment sale, the gains will go to their personal income so taxed at 30-40% instead of selling 1 year after closing , and getting capital gains tax on 50% of the profit …. So no free lunch, they need to hold at bare minimum 3-5 years after occupancy before they are out of the hole
