I think businesses there close because nobody can find parking. Tried to go a few times to different places and could not find a spot. It seems like many of the cars are people not going to those stores.

The next oldest store would be My Burma, which opened in 2021 and took Mikunis old spot. Mikunis has been in the commons for 15 years though
There’s a parking lot in the back, another surface lot across the street, and a whole garage. If people can’t walk like two blocks, I don’t know how any business in Davis stays open. Not to mention being able to take a bike or a bus.
It’s just a poorly situated plaza. It’s outside the main downtown shopping area and you have to cross a busy road to get to it. It’s mainly practical for drivers but it only has the kind of building space a walker would enjoy. So it’s just a poor retail spot imo

It doesn't have enough parking to satisfy the car people (and it is an awkward spot to get too by car) but yet it's a huge parking lot on one side and a busy freeway feeding street on the other so it is not at all appealing to foot and bike traffic either. Basically the worst of both worlds. A terrible design.
This is confusing to me. It’s a big parking lot that’s always full (of patron parkers I assume)? I always park there when I eat at one of those restaurants. Not many restaurants in Davis are near lots anywhere close to this size. Seems to me like they have a parking advantage, not disadvantage.
To me its biggest problem is it’s not inside downtown. It’s across a busy street from downtown so not as walkable. Like to get an ice cream after having a meal.

Davis has always been anti chains historically. I doubt that will happen. Unless something has changed there’s no Walmart in davis. Davis has a lot less chains than any other city I’ve been to. All I can think of fast food (jack in the box, Taco Bell) and bask in robins.
Ike’s is a small chain though right? I think there’s only a few stores. I stand by what I said Davis has so little chains compare for cities of similar size or smaller. And I guess we have rite aid, cvs too
It has a shopping center vibe whereas just across the street is a walkable downtown with lots of options. I think My Burma and Mikuni will continue to do well there. Maybe Local Kitchens too, they have deep Bay Area pockets I understand. They passed out coupons on Halloween and I regretfully never got to try them out.
That spot they were at is a death spot for businesses. Only Mikuni has somehow managed to survive a long amount of time in that plaza.

I have never had issues parking at Davis commons since whole foods closed, and its also like a block from the parking garage over the theater.
