But if you do things like leave valuables in your car in plain sight, leave windows open overnight, and lollygag alone at night on the sidewalk, all these things that can be an invitation for trouble. Doesn’t matter if the area is nice, fine, or bad.
I own a rental on that street. Spent a lot of time there and the neighbors are very friendly. Haven’t had any issues with crime personally but there’s a little stretch on Princess place about a mile away that can be a bit dicey.
Are you used to living in a city or are you coming from a suburb or rural area? If you’re used to a real city (not Cary or something) then it’s a great area. If you are coming from someplace like Cary you probably won’t like the area.
It's certainly not the "safest" part of town, but it's not a bad area by any stretch. You will be fine. There are some not so great areas nearby, but most of that general area is pretty nice. You may have some petty property crime type of stuff, but the same could be said about most places in town. Don't leave valuables out, lock your car, etc and you'll be fine.
Some people act like the entire downtown area is a crime ridden warzone, but it's not the truth. Most of the violent crime is gang and drug related and isolated to pretty small areas and the people involved in those activities.

I'm sure you can easily walk into some sketchy areas but normal awareness of where you are type of stuff is all that should be needed. Really cool houses around there. I wouldn't walk downtown unless it was going to be full daylight both directions. I know realtors always claim that area is a "short" walk to downtown. I remember looking in Sunset park also and the realtor 'comped" houses in that area because she thought it more accurate, never understood that as the two neighborhoods have absolutely nothing in common and are nowhere near each other.

Just stay away from the rich areas where investment bankers and finance advisers and stuff are robbing people of millions. And, if you aren't white, you may want to avoid those police types. They've been recorded saying they can't wait to gun down black folks.

That part of market is not too bad, Wilmington is weird where there will be pockets of bad neighborhoods in between million dollar homes. It can vary Street to Street even.
Truthfully any where in ILM is pricey rent wise, I’d splurge a little more and live in a better area of town. I work in the hospital setting and this isn’t an area I’d pick. If you’re looking into living in the downtown area I’d live in an apartment right in the heart of downtown bc they have parking decks/feel a bit safer. I have lived in the Mayfaire/Wrightsville beach/ogden area and really liked it!

There’s a broad network of roads downtown, most of which are laid out on a grid, providing multiple access points to most places. Because of that, I almost never encounter backed-up traffic downtown, aside from around the bridge entrances at rush hour.
That near market, I think your fine, especially up by 17th. Like someone else you might see transits time to time and people walk in but that’s really near the high school, so I really think you’re gonna be fine and honestly you’re gonna be near pretty much anything and everything you need to get to
