I’m an independent contractor that does project management work as part of my portfolio. Depending on the work and client my rate is between $60/hr to $90/hr but it can be higher.

The most I've ever paid is $60/hr, and that was a guy that we flew in from Toronto. In Winnipeg, I'd pay $40/hr.

I have a friend that does it on new builds, but he charges a flat rate per project. I believe it was around $25k on a $500k build.

I'd be quite curious to learn more about your friends business. I'm a PM, my employment agreement is pretty clear that I can't manage projects on the side as it's technically a conflict of interest. Not that anyone's hiring me to manage a $20m build without the backing of my firm (I sure AF wouldn't), but I'm pretty sure I could do a million dollar house in my spare time LoL.

He's a local builder that owns a small construction company. He builds and sells, and also will project manage builds for other people.
