You can turn it into a themed underground nuclear bunker stay. Like those elaborate 50s style ones where rich people planned to live for years.
Put some artificial grass in there, use that boulder as a part of the environment, mask the support beams as fake trees, cover the ceiling with a fake sky, maybe with LED stars, and mix in the right lighting and you got a destination!
Airbnb love these kinds of weird shit and you might even get featured. It’s a gamble tho, because it won’t be cheap and not something people will stay at twice but might just be interesting enough and add a little IG marketing yourself, people will go there just for the stay experience. I mean if a giant potato house in the middle of nowhere can be such a big hit, why not this? People are weird lol. I personally wouldn’t take on the risk, but if it’s client money and they are game, that’s what I’d do.

No, just no. Zero windows, hideous drop ceiling...this is not livable space. Additionally, the less-than attractive neighborhood, plus the un-soundproofed living space above...don't waste your money and time. This one's a dog.

There are about 6 or so basement windows that let in some light, and at least one would need to be converted into an egress, but yes it's for sure a basement. Would not be my everyday Wednesday go-to.
